I have DTV and was recently offered a local job with short term contract. Is it worth to give up DTV for Non-B?
Answer summary
The discussion revolves around the decision to transition from a DTV visa to a Non-B visa, particularly for expats considering short-term employment in Thailand. Participants emphasize the complexities of property ownership in Thailand, stressing that foreigners cannot own land, only condos under certain conditions, and suggest that renting offers greater flexibility and less risk. Opinions vary on whether it is beneficial to invest in property versus renting, with many advocating renting as a safer, more practical option.

Either way you never own the land, if your married to a Thai woman she owns the land and it's easier to get a house book, but either way Condo or house you never own the land, I would say build a small house if your married or do a lease hold on the land

Negatives about buying in Thailand? Buying what? I am guessing you are talking about real estate🤷‍♂️

A foreigner can’t buy real estate in Thailand…. Unless you are married to a Thai citizen you can use your money to buy real estate in their name, only! Your name will go on the title as married partner in case the Thai would pass away you would get 1 year to sell the real estate…. And get your money back, but be warned Thai real estate is not as liquid as in your home country, possibly. But you will never own it!

My wife and I have 3 homes now we are building the third now. We live in one, the other is for her mom & brother, #3 will be for us and the one we currently live in will be an investment (AirBnB) …. But I don’t own them my wife does she could evict me. We have been married 12 years and together for 14 so I have a very high comfort level she has constantly worked to make me happy.

I would not recommend anyone to do what I have done … I would recommend anyone moving to Thailand to rent! Keep yourself flexible by renting it is easy to move and try new areas renting is a fantastic value in Thailand 🇹🇭

Don't buy any luxury items that are imported into Thailand. You usually can get it a better price in your home country. Luxury watches just for an example, are cheaper in the States than in Thailand but if you go to Hong Kong or Singapore they are cheaper than both rhe States and Thailand because they have no import taxes.

Be aware, to many people recently have lost their condos saying by Thai government it wasn't purchases through proper channels. Becoming more common. Not worth the risk. Exactly the reason I just backed out of a purchase. And recent news there has many scams reported on future sales. Some Chinese purchase top floor 47th floor I believe but the developer only built 30 something. Why risk the gamble and jurisdiction office can find any excuse to kick you of building if a Thai neighbor doesn't like you

THE BEST ANSWER (I actually took a little time to make this, not like the others who are just throwing their 2 second thoughts.)

REIC data cited in 2026 shows about 93,600 unsold new condominium units in Bangkok (developer inventory).

For Bangkok and surrounding provinces, one report estimated 350,000 unsold condo units. (This is including used and new units)

The most recent REIC-related data shows 71,718 condominium transfers in Bangkok and the surrounding metropolitan area during 2025. This includes both new and second-hand units.

So if there’s over 350,000 units for sale, but only 71,000 are selling per year….

That means only 20% of the total units sell per year.

New condo purchase for example:

Developers typically launch projects with:

* Marketing costs

* Sales commissions

* Showroom costs

* Foreign buyer campaigns

As a result, many new condos are sold at a premium to their immediate resale value.

A common pattern is:

* Buy new from developer for 4.0 million baht

* Project completes 2–3 years later

* Similar units resell for 3.6–4.0 million baht

The owner may have little or no capital gain, and after transfer fees, taxes, agent commissions, and inflation, could be at a loss.

FarangDong555 many other factors.

Its actually safer to buy 5 year + condos IF one decides to make this bad investment.

- Newer buildings often looks shiny and luxurious. But often low quality build, paper thin walls. Looks run down after just a few years.

- Bad building management, you won’t know until after a few years how good or bad building maintenance will be.

You can own a structure but not the land it is on. That privilege is Thais only.
Howard **********
Howard **********
That is absolutely not true. You can own a condo in Thailand like I have the last seven years. I have it in my name. I don't even put my Thai wife's name on it. I would never buy a house and do that stupid 30 year lease back!!!!
Roger **********
Roger **********
Howard Olmstead- I am speaking the truth - after seeing the actual laws. Your condo is owned by you - I agree - but a condo is a structure, just like a house is a structure. The land on which your condo (or a house) is built, I garuntee, would owned by Thais. If land is not owned by Thais, then it would be an illegal "nominee" situation, which is so much in the media at the moment.
Don *******
Don *******
Roger Mcintyre You are mostly wrong. Some condos (especially in Bangkok and Phuket) sit on leased land and, in those cases, the land is indeed owned by someone else. Personally I would never buy one of those because leases are just generally poor value as they are a permanently diminishing asset.

But in many condos (almost all in places like Pattaya) the building itself (known as the juristic person) owns the land that it is built on. So when you buy a unit in those buildings you also buy a proportional share of the land, as you own a proportional share of the juristic person.

This is not an illegal nominee structure as every unit has contributed their proportion of the money to buy the land. And every unit has voting rights. This is why foreign ownership in condo buildings is limited to 49%. Illegal nominee structures are where people own shares without ever having put up any money for them.

The question should be all the negatives. Some dudes give in to the pressure of a gal insisting the guy buys a house OR she will cut him loose. IF that's your situation by chance, cut HER loose. Us farangs are a hot commodity. Not hard to find another Thai lady who is good with a farang renting. Rent is so cheap compared to the West, that it's ok to just rent. Especially if older. We are conditioned to believe it's better to buy than to rent, which is usually true living in the West. Many Thai's think that way too, so a fair share will want the man to buy a house. All that being said, if a man cares about his Thai & wants to leave her w/a house(especially if she's younger & figures he will likely pass away before her), then it's a decent honorable thing to do to buy a house if he so chooses. What some guys do, is to have his Thai gal get a bank loan for a home and he pays the monthly mortgage. Because a foreignor definitely isnt getting a bank loan in Thailand. If the Thai doesn't have a decent job or a work history, she may not be able to get a bank loan. IF a foreignor is single but just wants to buy a home, go for it. But he won't be owing the land. That's a whole other subject. And selling the home or condo tends to be WAY harder to sell than in the West. Be prepared to be willing for those circumstances to happen. A LOT of different variables to consider.
Fizul *********
Fizul *********
Michael A DeWalt Good points. Besides the legal aspect, the financial decision should be based on how long you will live in the house/condo before death and what you will save in owning a condo vs renting in such a lifetime left to live.

Don’t buy any property at all. I did, and lived in the house for 20 years. Everyone told me I would never get my money back and possibly be kicked out after we separated. Nope, I eventually had the house put into a company name and immediately sold it. Wasn’t easy but it eventually happened. I even made a substantial profit due to the exchange rate. I received 100 % of the transaction. Most guys I know have lost their homes and money, some just keep living there convincing themselves that they are happy with the situation. Bullshit, they are to weak to fight for it! If you are acceptable to the terms then buy. I tell everyone not to buy.

It's not Thailand, but people are talking about buying properties in a country that you're not a citizen of. I bought a condo in Hong Kong in 1999 for HK$1.1 million. I sold it four years later for HK$3.3 million. I also bought a condo in Manila back in 1998 and still own it. If I hadn't bought the Manila condo, the amount I would have paid in rent over the last 28 years would have far exceeded the amount I paid for the property. I'm not sure I would buy again, but it's not necessarily always a bad idea to buy.

Where do you want to begin? I can give u 10 Good reasons why to not own anything there. You’re better off renting.. and just a quick heads up. You can’t legally own anything there, especially Land. Unless you have some kid rat holed away that you knocked up. You could put the Property in his name as long as he’s “born there” and he’s a “citizen”, but “you legally cannot own nothing.” ….. and that whole condo bullshit “freehold shit” . Yeah if you wanna live like that more power to you, but you don’t own it. Cause you’re gonna be paying maintenance fees and repairs for the rest of your life. And if you pay attention to what’s going on in Thailand, those condos are being dumped. Most of those developers were foreign that used old money and really inferior products. And that’s why they’re all falling apart right now. Just drive around and look at it. See if I’m making this up . They all look like shit . They’re not maintained in the developers all went bankrupt. That’s why there’s so many. Empty ones right now. …. And the biggest kicker right now. As you have all these real estate agents guaranteeing you 12% return. How do you get 12% return when you have so much inventory on the market.

Patrick, you need to spend time in different parts of the country to see what you like. As others have stated, you cannot 'own' property freehold in Thailand. Leases are limited to 30 years. If you have a Thai partner, they will be willing to own the property which will be their's if you split up for any reason. One way to protect your capital is to let your partner own and you pay the 95% mortgage which may well be cheaper than renting. Thailand wants your money but not your ownership. Think carefully about cars etc. as well! Do be coerced into something you don't want. Being nice will make you poor! Good luck! It is a lovely country to spend time in if you keep under the radar. 😎
Bill ********
Bill ********
Michael Young Hi Michael, agree with a lot of what you say, there is more protection for foreigners than people understand. My wife and I have been together 15 years married 12 we lived in the UK most of that time. I was the one who wanted to move to Thailand, we bought land, built the house, done the garden, new furniture spent about 16 mil, if you can prove you financed the land and build in the case of divorce you are entitled to 50% she will receive my pension when I die so she is looked after. In the event anything happens to her we have an usufruct lease registered at the land office for 30 years. If she dies I inherited everything and I have 12 months to sell and I get 100% of the proceeds. We done this for my protection and against any members of her family popping out the woodwork. We also have a will where I can inherited the land and house, again it has to be sold within 12 months as it can't be registered in my name. I also have a brand new car registered in my name. Some of the comments on this I think are more related to do people trust their partners, no doubt some of them have been burnt before. We have a lot more protection than people know.
Michael *******
Michael *******
Bill Harden well done! Most are very reliant on their partner to navigate the system and end up with no protection. I think that as most things in Thailand, you are at the mercy of the government/court official you have to deal with rather than a vague rule book with a questionable translation. As you say, it comes down to trust and the difference between true love and the loooong game is impossible to distinguish between. It takes a few years to gain that trust so for newbies, do not disregard red flags early on and avoid investments until you really know each other, like anywhere else.
Bill ********

Michael Young Spot on Michael, it can happen anywhere in the world. It just happens quicker in Thailand like you say if they are a newbie and jump straight in. Lee Harris You’re an incorrect idiot. I too have a Thai wife and own a house and the land it’s built on. (she, not me actually owns them). A foreigner CAN own a condo, (not land) in some tourist areas of Thailand. Educate yourself before posting your incorrect opinion.

Jacob ********
Jacob ********
Adrian Byers not that hard to sell, also you can just keep it paid off its cheap asf to keep and youd always have a place in thailand💁🤷 and you're not paying rent at all. You could be paying possible maintenance fees for the building which the average is 30k-50k baht a year $910 - 1523 usd(literally pocket change) or property taxes on the apartment which is by square footage which is 0.2 -0.3% of the appraisal value of your unit (which is again nothing.) I said a CONDO, not leasing land and a house, bud.
Adrian *******
Adrian *******
Jacob McGhee very hard to sell and you still pay rent for the land is on with all the fees that are attached.

My philosophy is simple

I’ll never buy anything in any country I’m not a citizen of

Business rules change, visa rules change, you can get in trouble, lose access to your asset and fortunes can be lost

Just rent it’s less stress and easier to walk away from

That’s it, now you go and make your own decisions

Potpong_Life yep this guys spot on, Immagration rules change all the time, renting is safer, and cheaper in the long run, a 5 year visa will run u about 18,000 dollars, come and go as u like
Julien **********
Julien **********
Mark Moseley 18 000 that is a lot of money for a visa
Julien **********
Julien **********
Potpong_Life well retirement visa is not 18 000 even 5 years it is much cheaper. Thai privilege visa is for stupid rich farangs.
Potpon******
Potpon******
Julien Chabanne that’s the 5 year dtv most likely

Or the 5 year Thai privilege visa

The non-o marriage visa is ฿400k ($12,200) that you basically can’t touch forever

Non-0 retirement visa is ฿800k ($24,400) you basically can’t ever touch forever

So yes visas can be expensive and they can also be denied at any renewal time
Sae ******
Sae ******
Potpong_Life Respect and I agree but think of this about the USA. The USA is no longer the end all to be all for home ownership and being a USA citizen won't help if the government wants your property. So there are even risk there..

People have had their homes taken by the government. Yes they have been offered below market value but never less the government exercises eminent domain. There are several cases where this is happening currently in the USA today.

Like I said I agree with you but wanted to add that .
Potpon******
Potpon******
@Sae *****
you still get settlement money on eminent domain cases in the USA

I’m talking more about being denied entry to a country you reside on a visa in…you lose access to your asset then it’s on you to sell it deal with taxes banking etc etc etc

Off the Plan get's you great value for money. If you get in at the beginning it can be worth as much as double by the time you get your keys. We bought here and you wouldn't believe how cheap we got it. Different now because Earlybird pricing is finished but there are many new projects all over Thailand. The best part is you have a few years to pay it off, interest free
