Hi I’m on a DTV male 70 year old currently residing full time in Phuket. I have been looking at the investment Visa from what I’ve read you require a minimum of 10 million bht. I have already purchased a property for 6 million bht a year ago. If I had 4 million in the bank would this qualify ??
Answer summary
The user, a 70-year-old male residing in Phuket on a DTV, inquires about qualifying for an investment visa in Thailand. He has already purchased property worth 6 million THB and queries whether holding an additional 4 million THB in the bank would meet the 10 million THB requirement. Comments include advice on visa types, complexities of the investment visa, recommendations for local immigration offices, and alternatives such as the Non-O visa for retirees. There is debate over the validity and process of the investment visa, with several suggesting greater viability in alternative visa options.

Why wouldn’t you go for a Non-O based on retirement?

Go to room 204 at Phuket main immigration.

Bring your condo documents.

The condo MUST be foreign freehold.

They will instruct you from there.

You will to go through the Longstay Company to get the required certificate.

The officer will instruct on the procedure and timeline to do it.

Annual extension is reported as 27k per year per person covered.

It is very new and has some hurdles but they are working on streamlining it.

Currently it is a pilot program in Phuket only.

IMO if you have the 800k funds, a non-o and extensions based on being over 50 makes more sense, and it is simple.

He is talking about the original 10mm baht investment visa.

And you talk about the new condo purchase or rental visa.

Two different visas.

No, any condo purchase used to qualify financially for the investment visa must first be approved by the BOI, board of investment before the purchase. There is also an extensive background investigation done that takes about three months to complete.

Since you hold a DTV with validity of 5 years you cant do anything, you are tied to that visa, dont even understand why you decided on DTV

The investment visa thing looks like BS to be honest.

There are better visas anyway, like 10 year LTR if you are high net worth.

Yes it would qualify just make sure you keep copies of your FET documents of foreign funds remitted to Thailand.

The condo Chanote should suffice and the other 4 mil put into the bank keep records of it. Will be needed to make the visa application

But best to do with an agent as this is a pretty uncommon visa type I don’t know of anyone who has it so I think it’s complex to setup

Todd McGowan just cause you never touched 10mb in your life doesn’t mean visas don’t exist for those that invest it into the local economy

Look into it carefully

The visa has been all over the internet but it’s all based on a real estate add

The only builder supposedly currently offering it or something like it is

SANSIRI

Perhaps contact them
