Hi everyone Is there a new visa option if you purchase a condo for £70k or over you qualify for a years retirement visa without the £18k in a Thai bank for visa requirements and if this is correct what happens with your TM30
TIA 👍
Answer summary
There is a discussion around a new visa option related to purchasing a condo for £70k or 3 million Baht. While some users believe this allows for a one-year NON-B visa instead of the traditional retirement visa (which requires a bank balance of £18k), others warn that the investment comes with high annual renewal costs and various conditions, including buying from approved developers. Concerns were raised about the consistency of such visa options and the requirement to register a TM30 form, even if residing in one's own property. Overall, opinions vary on the advisability of this investment for visa purposes.

You have to buy from new development and the value of condo have to be 3M baht in the government system to get your one year visa as long you own the condo. If you have to fill out TM30 or another TM I don’t know, but that’s just a small detail.
Owning a condo will not guarantee a visa for life. Sure there are some other requirements, which no doubt will change with time!
Some people who own condos have been interrogated at the airport and not let in. Why are you here? Etc. They were Russian but that is irrelevant. This was just before they launched this visa. I am sure this is only to entice people to buy up the staggering amount of empty units that currently exist.
Even if you invest 70k gbp its useless. If you just keep 18k in bank account and rent a condo, you won't spend more than a million thb in your lifetime for rent. Condo purchased will be tedious to sell in case you're gonna return after may be 10 or 25 years.
That’s correct. And you don’t need a TM30 as long as you stay at your own place.
However, the visa fees are significantly higher than for the 10m THB invest visa which also still exists. So if your property falls in that bracket, it’s much better to get that one. Otherwise, just get a retirement or an LTR visa.
Christoph J. Stoecker I believe you still need to register a TM30 even if you own your own place. All non Thai citizens need to be registered where they are residing
It’s expensive. But at least so far the Thai government honours all visa schemes no matter when you have subscribed. There used to be a simpler/cheaper 3m THB invest one many years ago and for all the buyers who still own their property, they keep extending the annual visas.
You don't get a retirement visa, you get a 1 year Non-B visa renewable for as long as you maintain the investment and you can only deal with certain approved developers. The annual cost of the visa renewal is considerably more than that for a retirement visa
