My wife and I own a couple of houses in suburban Bangkok for years now and in each yearly visit I have never filed a TM30. I have never been pulled up by immigration when entering or departing the country over a period of 10 years.
Next year I am planning to move to Thailand on a 90 day “O” visa and apply for a 12 month extension.
My wife, through her online Thai community contacts in Australia, is saying that I won’t need to provide a TM30 when I apply for this after I bought up the subject asking her to submit a TM30 on our next visit.
Can anyone provide some feedback on the pros and cons if we go to immigration without a TM30.

Hi all. I have a Thai wife. We live in UK. We also have a house in Bangkok. We will be going to Thailand later in the year for 30 days. Starting off in our house then moving around. Question : Do I need a TM30 ?
I live here on a guardian visa, and we are planning to convert my husband’s tourist visa into a non O visa. We took out a contract on a house. My hubby and my name is in the contract. In the meantime, my hubby have been coming and going via tourist/APEC visa and obviously stays with us whenever he’s here. We are relatively clear about the application process and documents needed but are tripped up by the Tm30 requirement which says that i or my hubby should have done a TM30 within 24 hours of his arrival. We have never done that. So does it mean he needs to leave the country again, come back in, submit a Tm30 within 24 hours, before he put in the application for non O visa? Or can we do the TM 30 now, he has been here nearly a month and was just granted a 30days extension.

How do you do the TM30 if you stay with a friend (who's renting the condo long term)? Would have to extend a 60 day tourist visa and get additional 30 days. Extension in Bangkok.
I have recently moved to Kanchanaburi from BKK. I want to take a driving test and for this I need a certificate of residence from immigration, and to get that I need a TM30. This is my dilemma, I have spoke to my property owner and she does not have a clue how to do it. I think I may be her first western customer.
I have read that I can file it myself, so, finally getting to my question. How do I go about doing that? Do I need anything from the owner?
Have an appointment on Tuesday 20/9/22 for my 90 day Non-O based on retirement and based on your advice I went to CW beforehand and obtained a current handout of requirements (FYI - hasnt changed, see attached).
Having scuttled around desperately I can meet all the requirements except the TM30 from the owner who is being tardy (I won't judge why) with vague comments about some documentation not being available yet.
Having poked around Section 38 of the immigration website, I notice I can register myself but my question is can I (or the owner's representative) file the TM30 or is it just the owner that can do that?
I have a TM30 from my original AirBnb stay but obviously that doesn't relate to my new rental contract, and alternatively the owner's representative has offered to accompany me on Tuesday to explain why the TM30 can't be filed. But I'm concerned the authorities won't accept anything except a TM30 on my new current address and knock me back...
