Do I need to file a TM30 for a 90-day 'O' visa and 12-month extension in Thailand?

Question about TM30.

My wife and I own a couple of houses in suburban Bangkok for years now and in each yearly visit I have never filed a TM30. I have never been pulled up by immigration when entering or departing the country over a period of 10 years.

Next year I am planning to move to Thailand on a 90 day “O” visa and apply for a 12 month extension.

My wife, through her online Thai community contacts in Australia, is saying that I won’t need to provide a TM30 when I apply for this after I bought up the subject asking her to submit a TM30 on our next visit.

Can anyone provide some feedback on the pros and cons if we go to immigration without a TM30.

I just arrived on my initial Non-O retirement visa and to get the residence certificate from immigration to open my bank account they required the TM-30 which the Airbnb owner was gladly willing to do. While you may not need the certificate of residence for a bank account you might need it to extend your visa for 12 months- ymmv!

Why not just follow the law? Register to file a TM30 on the online website and simply sign in and file one every time you come back to stay at your house? It's hardly a hassle. Just pure laziness if you are the homeowner as you can easily register online to file TM30 for your own home.

you forget that foreigners can’t own property in Thailand. The home is in my wife’s name, but I do have a “Usufruct”. Maybe this will suffice???

Or I could just register it online using my wife’s name. Trouble is, I don’t speak, read or write Thai.

I own my condo, in my name, in Bangkok. But, as non-Thai, I can not have the Blue book. My wife has the blue book for the condo, she has to report me TM30. Usufruct would mean piece of shite.

Never happened over 25 years as I was not doing any visas or extensions. In and out during visa exemption time.

you can still register for TM30 as the house possessor. You don't have to be Thai. But if you have a Thai wife, why not have them complete the online registration? After that, you use the login she created to do the TM30 notifications. You don't need to know Thai. The fields are in English.

I did also marriage cert and they asked for 90 day report. Probably because I was getting yellow house book

You also need it if you decide to get a Yellow House Book and a Pink ID card through your local Amphur office

FYI…you can use the 13 digit ID number to get a DL which is convenient since you won’t have it tagged to your passport and new renewal number…also for bank acct and SIM cards along with hotel registration

Just like walk in the park? Get off the plane, get get a Yellow book, SIM card for the tourist SIM number from the airport booth, bank account, all within hours after landing in Thai?

U need TM30 when applying for nonO 90days / 1yr extension/90days report .......the owner can do it for u and print out a copy OR u can do it yourself at the immigration office with the lease agreement and owner's bluebook and ID (copies)

most ppl ignored the tm30 when they do not have anything to do with immigration myself included...until i need to do extension with immigration office that i found out about TM30 it's just another prove of address that the immigration needs before they will grant you extension....can be done easily at the immigration office

A tm30 is not 'proof of address' since it cannot be used for that purpose.. if it was nobody would ever need to obtain a 'certificate of residence' from immigration to prove their address when applying for a driving licence etc.. it is quite the opposite in fact.. it confirms you have registered your place of residence with immigration.. and that you are in the system.. so the police or other agencies can easily find you using your passport information.. or at least find where you said you would be staying 😉

TM30 is needed for any services at your local immigration, it's the filed TM30 address that defines which local office serves you. She can easily create an account online and file your information at the address you're staying. You haven't encountered any TM30 pushback entering and exiting Thailand through passport control because they don't handle anything related to TM30.
