some banks do, and will close your account if they believe you do not reside in the Uk, fortunately mine is happy for me to live abroad (First Direct)

Would suggest you check what the policy is with your bank and plan accordingly

I can verify via my online banking app however my UK bank have my Thai number so that is where they send any OTP codes

So if we live in the same house for 6 months (12 month lease) then leave Thailand to visit family, then return back to our house a TM30 is not required? Is that it?
