How long does it realistically take to move from the UK to Thailand after selling a home?

Serious question to all you Expats (especially from the UK) on here who have sold up in the Uk and made Thailand your forever home

*Edit I’m more interested in the actual time scale to move to Thailand, not overly concerned about how long it takes to sell my home though that would be part of the process *

In your experience/ opinion, if (for example) we decided 1st August this year we wanted to sell your home and move permanently to Thailand to retire, subject to our home selling within 3 months (start to handing over the keys)

How quickly would you expect the whole process to take (as in from deciding, yes we are going to do this to moving into long term rented accommodation in Thailand)

Could we literally put our home up for sale beginning of August and subject to it being sold within 3 months, fly out of the UK (one way remember, WITH OUR DOG) mid/end November?

The process with the dog would take up to 3 months alone.

The dog needs to be vaccinated for a lot of things. You need a vet certificate, import permit.

Depending the airline and, size and breed you need to book dog separately.

We sold everything in Europe before moving to Thailand and planned since January to move in July.

thank you, our vet says they are able to take care of most of the paperwork and all of the inoculations which should make things a little easier😕🤞🏼

just a comment on bringing dogs. if they the small enough to fit in a crate that fits under the seat then you just need to make sure the flight and connections allow it (don't take the word of the main carrier if you are making a connection to another carrier, check with the 2nd carrier as well.)

if they are too big to fit under the seat they will need to go by cargo, make sure you arrive in Thailand very early in the morning on a week day so you have time to go through the process of getting them inspected and out of cargo, if you arrive mid day it may not allow you time to get them out the 'official' way, and paying all the 'overtime' to have people stay late can add several hundred pounds into your expenses.

Alo make sure all your vet papers for shots and such are in order.

I advertised my house near Nottingham in September 2021, had offers within 2 weeks (two cash buyers, one 1st time buyers). Went with 1st timers as I stipulated that I wouldn't complete until January 5th 2022 as my early redemption on the mortgage would drop by nearly £5000 - cash buyers wanted me out earlier! No issue with time scale, everyone involved informed of completion date. No problems occured and completed in 4 months, could have done in 3 had I wanted. On my flight 3 days later. While house was being sold I sorted out all the covid stuff to get here and renewed passport, visa, photocopies of everything etc, so after the sale I could go immediately. Also made sure I set up each of my UK bank accounts so I could easily transfer money between them. When I got here my main UK current account would only allow me to send my Thai account a small amount of money so I transferred money for car from a different one with less restrictions. I’m going back in April to do the same and I live in Ashby De la Zouch so I rented here I’m Pattaya for 1 year and in the last 3 months looked to buy. So now have an apartment and just bought land in the village.

If he rents out any small problems with the house he will get ripped off by contractors. Also Uk is all a mess now with everything you only need to get a tennant not pay and it will cost arm and a leg to get back and sort it

Oh Linz ! Most Homes/ Condos, are Furnished, maybe not to your taste, but once here, tastes change.

Where in Thailand, am sure you've researched.

Short term rental to decide province or area.

Then long term rental to see trends.

Once found, long term lease ( unless thai wife ), even then long term lease

at the moment, we are 99% certain we will be staying around Phuket, initially staying at the Homa residence (my wife has another boutique hotel that allow dogs further south but cannot remember what it’s called) for a month or so as we explore the area to find a more permanent location//villa and yes, rental or lease, we will not be buying

And thank you for mentioning long term lease, that sounds better than long term rental, something else I’ve learned being here 👏🏼👏🏼👏🏼👏🏼

2 thing to keep in mind in a lease.

* max ( legal lease ) is up to a 3 years. If, as many do lease for much longer term, you can lease for 4 to whatever period by registering your lease with Land / Deed Dept .

Been here 20 this year and on my 3rd lease.

May also want to check on quarantine laws for your doggo once you all arrive in Thailand.

If you have to wait for funds from the sale it will be whenever that is.

If you have the means without the sale you can go whenever.

You can get a visa in advance or just fly in. Either way there are extension options in county.

I mean if you can afford it you could fly to Thailand this week. Not sure if you could get all the stuff for the dog that fast.

Now if you have specific questions about certain visa or extension options or the pet process I think it would be better to ask those.

But time? It will take as little or as much as you make it.

Your funds and if they are tied into the house and the dog are the only things that at all complicate it time wise. Other wise there is nothing stopping you from doing it as fast as you want.

You can make it as complicated as you want. Or as drawn out as you want. When i sold up and moved my agent said i didnt need to wait around for a sale to go through. As it happened covid restrictions stopped me moving earlier than i wanted. I came in September 2020. As for moving i didnt need to take furniture or any big stuff. Just a few bags and off i went.

To get it on the market inAugust you need to be engaging with an estate agent in May. Advertising, pictures . Then you got viewing and offers to get through . Then contract of sale with queries bouncing back and forth via each parties solicitors, once agreed then sign and exchange . Then final queries before completing. Probably contract terms agreed by October and up to 2 months to complete. Expect at least a 15% drop from todays value for a successful sale.

The actual time scale to move to Thailand depends on you & what you want to bring. You could literally pack a suitcase & get on a flight visa exempt & check into a hotel while you look at houses. Difficult with a dog but there are boarding kennels here.

If on the other hand you want to be a bit more organized then apply for your visas before you come, maybe make a pre move trip to find a house, some won't accept pets, get a bank account opened.

It is possible to ship all your worldly goods but expensive & alot of rentals are furnished.

In short your time scale to move is anything from 24hours up depending on how you want to do things

Based on your edit. Yes, 3 months is easily doable to wrap everything up and move to thailand, if you leave out the house sale. As far as the sale of the house that could easily take longer.

Yes but don't forget you will need a thai bank account with funds of 1.6 million baht in as 2 of you so to be able to get a Non O visa for retirement

We made decision end of september. Our house was on the market by the 9th october. sold on 11th. We exchange tomorrow and complete on 11 feb. We have arranged shipping 2 days before and flying out the day after handing keys over. With a large dog in tow.

Are you flying with your dog in the cabin or have you had to place your dog in the hold?

Don't know about the rest, but you can fly here without a visa, ie, drive to the airport on the night the house sale finishes, enter Thailand visa exempt, then do your visa application here. Finding a condo takes a week, and you could do it before you get your visa. Staying in different areas might take a few weeks if you're not sure where you want to live.

good point though it’s not the actual sale of my property I’m interested in, it’s the actual time scale from deciding “Yes” let’s do it to landing in Bangkok or Phuket on a one way ticket 👍🏼

in my opinion, Bangkok or Phuket have nothing to do with this. It's the time required between the initial step of the sale and the final step of the sale. What you do afterwards is irrelevant to this process. How about this: you put your house with an agency, go to Thailand, begin the process to get your retirement visa, or apply for a multiple entry tourist visa, wait for the agent to call you, fly back to sign papers, return to Thailand, wait for the final step of the process, fly back to the UK, and then return. Sounds like you have a pension... This should be an easy process that only requires a few moves. Your worries are probably more associated with the "move"... I'm a life long gypsy and lived in 7 different countries... Trust me, it's easier than you think, wherever you decide to go.

House prices will collapse this year in the UK. As the year goes on your value will decrease and there'll be less and less buyers. Even finding a buyer will be a struggle and no chance of a 3 month completion.

I've just sold my apartment in Herts. It went on the market May/June completed, contact exchanged, money in the bank, 12 December. No UK chain, first time buyer and I'm buying here in Thailand not UK.

Afraid the house sale could take longer , I sold mine and my husbands and although his went smoothly it was nearer 4 months for him . Mine turned into 6 months and a hernia . As they had problems getting their mortgage , so make sure you get an estate agent who definitely makes sure the buyer has a firm offer from the mortgage company . Both were first time buyers .

The other obstacle will be finding accommodation that will take dogs , as generally a lot of rental property doesn’t accept pets . Plus you have to organise the shipping over . I hope someone who has done this can give advice .

Have you also decided which visa you are going to apply for ?

We are moving over but I’m aiming for May , without a house sale or dogs . I have organised passports and getting visas sorted at the minute .

Chances of you selling and completing all the bollox paperwork in 3 months is very slim. Last UK house I sold was a no chain cash buyer. took around 6 months with the solicitors etc . No idea why it took that long but it did .

i think what this means is that there is no upper chain. Still a chain because your buyer is waiting on a buyer for their home. I could be wrong but that’s what makes logical sense to me
