what u see are agents asking prices. They dont care of the owners or buyers well-being they just got their cut in mind. Talk to the owners and find a reasonable deal. Same goes for rental. Avoid agents.

First u should really spent some time in the country you want to move and settle in. Its different than what u know from your weeks or months of holidays- everybody should live in a country of his choice a year before finalising moving plans...many lost souls would be saved.
