Usually the immigration office requires you to do the 30-day extension first. You would need to enquire at your office

Where is the logic on getting a re-entry permit on a maximum 60 day extension, when if you leave the country, you re-enter on a 30-day visa exempt which can be extended a further 30 days? I can't see the logic

Ask your landlord for a paper copy or to send you screenshot. The old TM30 has been superceded by the new one, so is now no use
