I'm applying for non-O 90 days visa outside from home country. I uploaded 2 days ago the hotel booking receipt of first 15 days as it requested for "long-term accommodation proof". Unfortunaately I receive reply email that "proof of long-term accommodation for 90 days" is requested. Does it means that I really need to provide a lease contract? But the point is I only able to find long-term rental house after entering Thailand!!! Anyone can give advice, thanks

Hi everyone, I'd love to get some advice from people who have experience with the Thailand retirement visa.

Here's my situation: I'd apply for a Non-OA (retirement) visa from my home country — the 3-month entry type. Once in Thailand, I'd extend it for a full year at Immigration and file a TM30 for my rental address. I'd sign a lease for roughly 5–6 months, which covers the period I'd actually be staying.

After that, I'd need to return home for family reasons — but I'd come back before the extension expires, get a new place, file a new TM30, and apply for another annual extension. Before leaving Thailand I'd also get a re-entry permit so the extension stays valid while I'm abroad.

I have two specific concerns I'd love your input on:

1. Does Immigration require a lease that covers the full 12 months when granting a 1-year extension? Or is a shorter lease (5–6 months) acceptable? I've heard some offices ask for proof of address for the entire extension period.

2. During the months I'm back home, there would be no active TM30 on file for me in Thailand — since my lease would have ended and I wouldn't have a new address yet. Is that a problem? Does Immigration expect a TM30 to be on file at all times, even when you're not physically in the country?

Any firsthand experience or advice would be really appreciated. Thank you!

Looking for firsthand experience only, please.

I'm on a Non OA visa with a permission to stay expiring in June 2026. I'm considering the departure and re-entry method to extend my stay, arriving back into Thailand with a renewed health insurance policy valid through June 2027.

Has anyone personally done this through Chiang Mai Airport or Suvarnabhumi and been granted a new permission to stay matching the insurance expiry date? If so, which airport and how recently?

Not looking for general opinions on whether it should work, only interested in hearing from people who have actually done it. Thanks.

800kbaht OR 65kbaht/mo.pension.

Has anyone come over on a nonO-A using the monthly amount and then getting the 800k during their first year in Thailand?

Hello, I am moving to Hua Hin with my husband. He will be applying for a 50+ visa. Do we need anything besides a marriage certificate with translation and apostille? The consulate in our country asks for a medical certificate, a certificate of no criminal record, and others. Are there any changes?

I need some advice. My goal is to live in Chiang Mai long term, but I have family obligations that require my return to US every two months. I am of retirement age. What is my visa option(s) for this situation? I don’t want to risk denial of entry as I truly am not a tourist and would like to have a contracted residence, bank account, DL. Good Morning,

I'm chasing some advice about the difference between Non-O & Non-OA.....specifically in relation to the 800,000Tbht you need to have in the bank.

As I understand it, you can apply for both visas in your own country and need to show the 800,000bht in your bank account for 2-3month prior to applying.

If applying for Non-OA (Health Insurance, Med Cert & Police Clearence) and you get it granted, do you still have to have the 800,000bht and transfer it to Thai bank account once you get one?

Or, once granted, you have 12 months visa for Thailand, gives you a chance to get there and open account and have the 800,000 in the Thai account before you apply for your 2nd yrs visa?

Any advice would be appreciated.

Assuming bank requirements are met, does one have to stay more than 180 days a year in thailand to get a multi entry retirement visa? How many years validity can a retirement visa have? Thank you.
