What should I do if my landlord refuses to provide a copy of the house registration for my Non-O visa extension in Thailand?

Today I went to immigration in Bangkok to apply for a 1-year extension of my Non-O visa. The officer said that all my documents are perfect, but they want to check if the landlord’s ID card matches the house registration of the apartment.

I already have a copy of the landlord’s ID card, but immigration asked for the house registration (Tabien Baan) to confirm the address. I’m not sure if the landlord will agree to give me a copy of it, and I don’t know what I should do if they refuse. Has anyone had a similar experience or any advice?

When the business owner creates an online account to report TM30 to the Thai immigration they MUST upload 2 documents: their Thai national ID and their house book ! So once the business, hotel or a landlord, reports TM30 online and gives a copy to the tourist, immigration SHOULD NOT ask any further information about the owner because those information ARE already in the system, Thai immigration have the copy of National ID and the house book, all are uploaded while creating the account. I created two such accounts so my TM30 can be reported online, I know the procedure.

To prevent further problems, request a yellow house book for your address. This is a time-consuming and expensive process, but it will prevent problems in the future. If you have no plans to move however.

It seems like nobody is concernef with identity theft here. Everybody asking for everyone’s ids and pictures for everything. Eventually you won’t be able to get food from a vendor without verifying your sister’s identity.

Did you offer a bribe? That often trumps everything. I’m gussing no, since you went in person instead of hiring a service.

In fact the Landlord is legally required to register you at the address or they will be fined.

In order to register you they need to give copies of their ID, Property title document and Tabian Ban. So really they should have done this already and are breaking the Law by not doing it.

I live in Thailand with a "Retirement Visa". Every year, after I renew it, the Immigration Police visits our house and confirms my address. That includes a picture of me holding my passport inside the house. Here in Uthai Thani Province I find Immigration extremely helpful. I have no complaints at all.

Yes you have to have a copy of the house book to show them as it must match the ID card., I do every 2 years as my house rental is every 2 years and i also have a yellow book too, the land lord cannot refuse you the copy of the house book if he does go see a lawyer or go to the local office to complain.

I’ve provided a copies of both house books (her’s and mine) every single time I’ve renewed, but the big difference is that I’m married to the land owner, so it’s pretty easy to get copies of anything I need. Oddly, they’ve never asked for copies of deed. Maybe that will be the surprise request this year.

In most all government offices where contracts are used or licenses applied for and for Immigration, both the ID card and House Registration book are required. This is common knowledge for Thai people. The title deed is also required for many transactions to match the owners to the land and house

I had the same experience (for the first time) last year when I renewed my retirement visa. I believe this is more a check on the landlord than it is on you but obviously you are the one who needs the document. I was able to get it through the rental agency.

As a Thai with some ownership of some pieces of land, I don’t see a reason why I wouldn’t give you photocopies of the Title Deed and House Registration if I were your landlord. The ID card photocopy has a lot more crucial information of a Thai citizen than those documents. If those photocopies are necessary to extend your visa (so that you continue the rent), any legitimate landlords should be happy to provide them. The House Registration book’s name list may be empty if there is no Thai citizen or permanent resident officially registered as living in that address, the information of the first few pages should still be provided. I think it won’t be a big deal, if there is nothing wrong with your contract, it should take your landlord under 5 minutes to have these 2 documents ready and signed.

I've been doing retirement extensions at BKK CW for many years.... In recent years, I've always brought a copy of my landlord's Thai ID and tabien baan, but never yet been asked to show either of them. Likewise, I have a TM30 from years back, and haven't been asked to update it despite multiple trips abroad and back to TH with a re-entry permit. I have no idea what rules BKK CW actually follows on such things, only my own personal experience. PS - I've had only one residence (address) for all my years here in TH.

I have a yellow house registration book for my extensions. Yellow books are issued to foreigners at the local municipality office. It is a pain to get and you need the owner to go with you but once you have it, you can use it each year.

I always take our house book plus a copy of it, same with My wife's ID card, I take the card and a copy of it. Seems no matter how prepared I am they always want something more. The last time was fresh pictures of both Me and Us together at the house showing the address. Luckily we had some on the phone and just transferred a few to the agent. The time vefore that I had to draw a map of the house and streets. I know technically none of it is actually required but as long as I can give them what they want I get my extensions. I play their games but keep My baht in My pocket, they get the message, this ain't My first rodeo, this was My 10th or 11th extension. We're pretty far out in the country and use the local office, I don't think there's even any concierge agents around here. Hopefully your owner will cooperate. Or You can just go to a different immigration office and see what they want.

I went to Samut Prakan immigration about 4 days ago and had the same experience.

Before I only needed the usual documents, but this year they also asked for the land title deed, owner’s ID, company documents, shareholder’s ID card, house registration and a power of attorney because the condo is under a company. Much more paperwork than previous years. 😣

Also the bank statement from the app wasn’t accepted, and a printout from the bank book wasn’t accepted either. They wanted a printed statement with the bank stamp.

I had to go back a second time because I didn’t have all the documents the first time.

My understanding is that they are not worried about whether you have everything clear but are also using your application to see if the landlord has everything clear. Then they can see the landlord’s problem but it also means that you don't have everything clear because you are participating in their wrong.

Immigration is making you ride a caroussell. I guess they want you force you into offering tea money. If you have a valid TM30, that means that the landlord already supplied the TM30 system with the number of the blue housebook AND his name. Immigration is lying into your face. Show them the middle finger and move into a hotel. I would LOVE to see what they want to pull out of their noses in this case

you could actually SHOW THEM THE FINGER take up accomodation in a hotel, ask them for the TM30 printout and apply for the extension using the hotel address

not based on one night, of course. Take up a room in a hotel for at least a week. Tell them the landlord refuses to hand out the requested things so you had no choice but to move out into a hotel 😂😆😃 When you see Immigration lying, fight them back with your own lie

Not only the owners ID but also the photo copy of the blue book with the owner's signature....mine is more complicated as these are 3 owners of the whole building and they also wanted a copy of DBD registration.....lucky for me the juristic handles all these documents for me whenever I need them ....you are all good just let your owner make a copy of the bluebook and signed on it

I paid a lawyer to get my first year extension, cost me a lot really but no questions asked they Only took a photo , they didn't check anything and they even jumped the long ques ,greeted me , touching my shoulder offer me coffee, I felt I was King Jason , lol , goes to show its all about money , pay the money and they get you through and treat you like a GOD , I was thinking to do the second year extension myself, but cos I not paying another agent or lawyer , I am going to get hassle just like you have . So sad really , some of us barely have enough money to live our retirements , all these expenses cos they just want to rip us off, makes me wonder if all my retire savings is going to last my last living days of my life. Guess I better to stick to eating pig guts and chicken arse at 20 baht for rest my life lol . 555 .

but she had to come very far to get to my immigration office and she helped with me to get the update in bank book on the day of visa extension another requirement. But I was happy cos no questions asked, and it was my first time and I just didn't want the hassle, as it took me 14 attempts with banks to even open a bank account when I had my non O 90 days . , I just didn't want to go through all the hassle again on extension day.

Show that to your landlord. They usually agree and mark in Tgai, saying for document purposes.

My owners ID Card doesn’t match the Tabien Baan, the previous owner passed away. I was told Thais can only have their name on one Tabien Baan. I use an agent who smoothies 5hings out for 500 baht.

James Reid Patrick same, after 5 years in the same house they suddenly decided to scrutinize it. The lady owner provided ID, house book, and we the lease, but house book had husbands name. He'd died and she hadn't transferred, so they requested a copy of his death certificate. Bit intrusive and unnecessary

James Reid Patrick I have the yellow house book for foreigners and the ID card for foreigners. As a foreigner you can't have your name on the blue house book for Thais (Tabien Baan)

They just need to verify that a person you think as a landlord is the same person as the house owner who is the only person that can permit you to legally stay in that house. It has nothing to do with a title deed (chanote'. That is why they require both ID and house registration to cross check the landlord 's validity. The problems might occur that he is not a house owner, therefore technically can't allow you to stay on that address. And with this he might refuse to give you a required document.

Cris Murl I have the yellow Tabien Baan (house book). But they are interested in the owners house registration and ID. With this, the local Government send me a small. Land tax bill; and land owner gets a separate land tax bill also.

Cris Murl I asked the guys at the tax office if house owners have to pay taxes for the rent we pay and they emphatically told me NO, as long as the house isn’t owned by a company. I don’t know if that’s the law or they could sense that I had a grudge with my former landlady and wanted to have the last laugh….

Oluwatobi Odunuga they do… that’s income. Also they have to register someone living at their house.

Under Section 38 of the Immigration Act, the house owner or landlord must notify immigration within 24 hours of a foreigner moving in.

Not declaring income from a rental unit is technically tax evasion. But depending on how much the landlord makes they may have to not pay taxes but still need to file it.

Raymond Parsons The only time youve been asked for a TM30 or house book registration is when you opened a bank account? I find that incredibly hard to believe. Every visa requires it, getting a thai phone number requires it etc etc

Matthew Plymale Yep i completely agree with you. A few years ago my landlord refused to register me, thus not being able to get my marriage visa. Even after reporting them etc. I had to move out, and eat my contract and 2 months deposit and move, just so i could get my marriage visa again...
