There is no 90 day visa exemption for Australian citizens. 60 days plus 30 day extension then need to leave.

 it's accurate for me. In 5 years I've only had 1 bill close to 5000฿. And it was a tenant that ran that bill up.

About 1500฿ electric and about 150฿ water. Obviously will depend how long you use AC for and how long you shower for

 flying does tend to create any issues that I'm aware of. Land crossings at certain places can be. I'm flying to Vietnam for a couple of days in December for the same reason and don't anticipate any issues

You will have to leave and reenter and get stamped in again for the 60 days if your paperwork is not completed in time

You cannot extend again.
