A property owner can register their property with the Immigration Dept online through their e-services portal. They will need to upload proof of ownership of the property (such as a chanote) and a copy of their house registration book (the ‘blue book’). Once that’s done, they will be issued with a username and password for lodging TM30s. That can take 1-7 days to be issued.

However, the e-services portal is notoriously tempermental, and many landlords end up having to go to their local Immigration Office to do the registration. However, the advantage of physically going to the Immigration Office with their original documents is that they will get their username and password straightaway.

If your landlord has never submitted a TM30 before, and you are getting a 'Pending' message, it likely means the landlord has not yet registered their property with the Immigration Dept. They have to register the property first before they can submit TM30s online. They can't just log onto the TM30 portal and submit your details without that prior registration being approved first. It's something they only need to do once and after that they can submit TM30s online.

What an awful way to treat people who have the right visa. I’ve been reading on other forums about similar experiences that Elite visa holders have had at Immigration. In their case they have to prove they are NOT working - which in many cases is harder to prove.

30,000 baht sounds a lot. I paid 10,000 two years ago in Korat for a Thai will to cover my Thai assets and it was prepared by Thai /English lawyers in both Thai and English.

They would only ask you to show it if they can’t see it in their system.
