What should I do if my TM30 application is pending?

Can anyone help me with details surrounding the TM30

I rented via an agent last year and they handled my TM30. This year I no longer have an agent as I went direct with the landlord. They have never done a TM30 before. They submitted everything a week ago but it still says pending. Any idea why this would be? They sent me the login details and I checked everything and all details with asterisks are filled out. Is there a way to get it sped up. I need my TM30 asap for my non B renewal.

Note: I can't use my old TM30 as I have a new passport.

Any help will be greatly appreciated!

Then register the new address by

If you live close to you local immigration goto the office with them with all the right docs and do it in person I went and done mine yesterday in Korat at 13.10 and walked out the office at 13.15 done and dusted...

Did this last night for the first time. Registered my partners property, then filled in the TM30, no issue. You don't seem to get a response back as in a confirmation email. Done and dusted as far as I'm concerned.

Addresses are not registered to agents if they apply to a TM30. The address stays with the house location.

I moved 1.5 years ago. I have a yellow house book at this address. I receive residence certificates at this address. However, my old address is still listed in the TM30 computer system. Therefore, I cannot submit a 90-day or TM30 notification online. I have been to immigration three times already; immigration says it will be sorted out, but no. Immigration acts as if the residence address of foreigners is important, but the TM30 address system is not being maintained properly. Conclusion: nothing can be done.

It is likely that the address and unit number are still registered under the owner’s previous agent. If it is the same address that the previous agent used to submit the TM30 for you, this is probably the issue.

That agent will need to cancel or remove the address from their system first. Once that is done, your landlord will be able to register the address again under their account.

If your landlord has never submitted a TM30 before, and you are getting a 'Pending' message, it likely means the landlord has not yet registered their property with the Immigration Dept. They have to register the property first before they can submit TM30s online. They can't just log onto the TM30 portal and submit your details without that prior registration being approved first. It's something they only need to do once and after that they can submit TM30s online.

David Astley The TM30 form has no passport number on it.

If the agent used the same address (and landlord name) then you should be OK with the TM30 you already have.

Not sure if the agent used their own company name (instead of the landlord name) then you need a new TM30.

A property owner can register their property with the Immigration Dept online through their e-services portal. They will need to upload proof of ownership of the property (such as a chanote) and a copy of their house registration book (the ‘blue book’). Once that’s done, they will be issued with a username and password for lodging TM30s. That can take 1-7 days to be issued.

However, the e-services portal is notoriously tempermental, and many landlords end up having to go to their local Immigration Office to do the registration. However, the advantage of physically going to the Immigration Office with their original documents is that they will get their username and password straightaway.

If you are in bangkok you can go to immigration office , Govenment Complex B Building kha,

1. Rent agreement

2.copy id card and Tabian Ban house owner

3. Your passport

Go direct you will get TM 30 kha. Same time but little bit long q you will get same day with small paper.

Ask your landlord to ring up the immigration, any branch will do. Enquire about the problems and how to fix them. Your landlord should do it without delay as they will be liable to fine if the don't notify within a specified time.

I can’t see that as an issue but it might be. It’s quite common for Thais to cross through their ID when copying for immigration.

This can happen when registering a property online. I am not sure of the reason but a quick fix is for your landlord to visit your local immigration to fix it on their system.

As stated I don’t know the reason but see cases of it fairly regularly at Phuket immigration. They speak to the officer who deals with TM30s and they do some magic on their system and it’s fixed. I couldn’t tell you anymore than that.

It’s not filing the TM30. The landlord has applied to register the property so that they can file them, but the application is stuck on “pending”
