The best thing to do is to negotiate with your landlord. It's likely you would need to fight hard (money and time) to break the lease if they didn't agree.

Temporary elevator outage does not make the unit unlivable by all objective standards. Which would be the key to breaking the lease.

Condos are individually owned, and the common area are owned collectively by all the owners. It's different than an apartment. Not paying you landlord because of a problem no related to your actual lease and the owner has little control over.

Yes... But with a catch 😉 you can have a website that teaches Thai for a fee and have a retirement visa.... But you can't be in Thailand because you don't have work permit 😏 see how that works? 😂 So in your situation living in Thailand the answer is no.

First time I traveled to Asia (Cambodia), I took antimalarial pills that made sick... Never saw a single bug 🤣 traveled many times and now lived in Asia for many years... Never worried about malaria again.

If you are going some place very remote with know problems maybe it's something to consider.... But if you staying to popular area I would not worry.

"full coverage" here will be different than probably in your western country. Will not cover as much, make sure you read the policy and ask questions.

It would be best to pick the hospital first, so you can understand the level of coverage you will need to go to that hospital.

Then check out AA insurance agency, they can help show you many quotes from all the insurances and are trusted by a lot of expats.

If you looking at Thai travel insurance.. Yes pretty expensive.

Buy from your home country usualy a lot cheaper, but it's usually a reimbursement scheme rather than direct pay so be aware. See insure my trip.

Thai insurance tends to exclude more than international insurance. Always read the fine print.
