I am applying for the LTR, the BOI is pretty easy and don’t require an agent as BOI kinda serve as your agent. They like to see your tax returns, SSA & 1099s, the problem I am having is not being able to produce 1099 for passive rental income even though it’s shown on my tax return and I provide copy of lease agreement and monthly bank statements showing direct deposits from my tenant. They like seeing 1099 because it’s easy for them to understand, any suggestion from anyone who had gone through the same situation?

Thank you everyone for your feedback, it’s very helpful. I see that Thailand has an e-visa site to apply online, wondering if anyone has experience with it? I am currently traveling in Asia and will not be back in the US for a while, does anyone know if I could apply from a different country? I will be in Indonesia for the next month or two and wondering if I can apply from there as well as provide a health check up from a country other than my home country to meet one of the requirements online?

wow this is all good information, I was thinking on entering Thailand on a tourist visa and applying for a non-immigrant OA retirement visa. At the immigration office, I would be making the 800k deposit. Is the process the same? Does the deposit need to be seasoned for 2 months before applying? Could I get multiple entry? And the 90 day reporting, must that be in person?

do they require you to show a yearly lease agreement? I know they don’t have a minimum stay requirement but curious to know if they requested a primary address in Thailand?
