How do you open a Thai bank account to deposit the 800k before getting the visa? Or do you get the visa first then deposit the money, do I need an agent ?

Pattaya agents got harder to open a bank account. They say rules got stricter recently. Anybody can reccomend an visa agent in Pattaya to open a bank account?

Being 70 y/o now and only just started drawing my 3 uk pensions, I can easily meet the 65k thai baht p/month criteria for having uk/thai money income/transfer, I also have a decent amount of savings to put 400k thai bht in a Thai bank,.
