DTV is a tourist visa. So yes you can get a lease. The landlords don’t care if you’re there or not because it’s money for them.

Other privileges available when you’re legitimately living in Thailand (like a work permit, married, residency) will not be available under a DTV.

Have these people got something to hide? It’s astonishing how many new “expats” are coming to Thailand and yet they don’t dare reveal their name.

Partly because the DTV has been over applied for, so many trying to rig the system, some have got through and are not really remote workers. There have been thousands of rejections, and as you can see in some of these groups, there are DTV holders and wannabe's who simply don't listen to others with more advice. They think they know it all after spending a short or little time in Thailand.
