I haven't forgotten you. There are 101 guides to 90 day reporting online, none of which mention that you have to register to report online. That is beyond stupid. But the plot worsens in that it was always more than a little opaque as to how one might register - the rest then falls into place. At this minute I'm failing to find any link for registration, but will keep trying. Bits of the Immigration system seem to be down today - maybe that's why.

Many Thanks. I'll certainly try it. The obvious way forward seems to be scans of passport exit and entry stamps to add to the paper trail. And you have plenty of time to fail and present at Chaeng Wattana - now they're back there I don't mind that much but previously it was a no.

Go to any local solicitor in UK who is a notary public. They normally charge a tiny sum of money - which goes toward the tea and coffee that week in their kitchen!

You are not affected by the legality or not of an Airbnb but if there is a particular case where you need to know an Airbnb has recorded a TM30 because of your own purposes why not just use a hotel? They are more likely a legitimate business, used to the TM30 process and will regularly register guests through the online process that takes about 2 minutes.If you are renting in an obvious condo and they say "We do TM30" would you believe them? I wouldn't. And certainly what's with this but I'm away in Timbuktu when you visit thing? They have internet in Timbuktu.

It can be more than tax avoidance. It's whether their premises are legal, that is registered under the Hotel Act, if registration would be required. You can't rent out a property for less than 30 days, unless you have a hotel license. Any property within a condo is likley to be being hired illegally. But 30+days can be legal, not regarded as short term. Since this booking is over 30 days it could be legal and the owner simply an idiot, uncomfortable about any involvement with bureaucracy or, as you say, specifically tax concerned.

Bangkok is a fairly large city with all the facilities one would imagine including that Bangkok is unusual in being both a commercial city and a cultural capital, if the most recent. Bottom line is that people tend to think shopping and sights. If those float your boat it works. But kids are not neglected The kind of places in this link, though there are many, many more
