I am getting ready to buy my flight ticket and reserve a hotel or AirBnB. I was wondering if I want to get a Non-O reitrement visa, should I get an AirBnB or get a hotel. I know that the landlord will have to have a TM30 filled out and turned in to imigration. Just wonder if anyone has issues getting there Non-O retirement visa started while staying in an AirBnB or Hotel?

You are not affected by the legality or not of an Airbnb but if there is a particular case where you need to know an Airbnb has recorded a TM30 because of your own purposes why not just use a hotel? They are more likely a legitimate business, used to the TM30 process and will regularly register guests through the online process that takes about 2 minutes.If you are renting in an obvious condo and they say "We do TM30" would you believe them? I wouldn't. And certainly what's with this but I'm away in Timbuktu when you visit thing? They have internet in Timbuktu.
If you have the equivalent of bt800,000 in your regular bank account (not in a Thai bank yet), just apply for it from the Thai Embassy instead of a TR visa, or entering visa exempt. By doing this for the type O, not OA retirement visa you get 90 days on entry to get your Thai bank account, and the minimum of bt800,000 transferred from overseas into it, then it seasons for two months before you apply for the one year extension. With this visa it is easy to open the needed Thai bank account for the one year extension after you get here. Some Thai embassies will only let you apply for a type OA retirement visa, with health insurance requirement being the only big difference, and it is multi-entry for one year.
What Brandon says for sure! I have stayed in a LOT of Airbnb’s and they never did a TM30. The one time I really needed one done the owner was in China and could not help in any way.
Just message the AirBNB before you book and ask. That's what I do if I know I'll need a TM30. If they say no, or ask "what's a TM30?" just move along until you find a place you like that does it.
