You won't get asked by the police to pay them money so as to persue a crime..

The police will ask for commission to pursue it... Then there is still no guarantee he will get in trouble or you get your money back. Youd get ripped off again.... It happens all over Thailand. Falang/Thai.. Thai/Thai.. They have zero concept of business nor loyalty to each other.. Plenty of Thai families divided through greed.. That's why you rent and don't buy.. Its cheaper

Put in invoices for maintenance to the effect of the rent you've earnt...

Wouldn't the fact there's a stamp in your passport that looks legit be enough if a receipt... Unless the immigration office didn't update it online or something.. I'm sure that's how it would work. Stamp and in system..

If you're looking for a resort... The family has one at the bottom of Koh Chang that's in an awesome spot and it's mothballed since covid.. All the furniture is imported from Indonesia and top quality. The location is 5 star. Just couldn't be arsed opening it back up as a job is the reason why we never opened it back up.
