The conditions are the same as everyone else. We are only lucky for the 100 people per country quota thing because there's almost no Bulgarians here living long term. It's been me and 1 more retired guy that i know of for the last 3 years.

I reckon a way around it is if your mother owns property in Thailand she can somehow put your name on the house and then issue a copy of the tabian baan with your name on it.

Tearing up the will does nothing. Your best bet is to find the old lawyer and do it with him. Another option would be to hire a new lawyer who if any good should also notify all parties and make a new will. Lastly I wouldn't recommend a European will because this might lead to a messy legal battle in the future on Thai soil assuming the assets are in Thailand.

Well many of them have no insurance. So she most likely will have to pay for her stay. What did the police say? Did they take your motorbike? There is a chance they make you the guilty one and in that case you (or your insurance) will have to pay for her. You have to clarify her claim and then it's up to the police.

Tm30 can now be done online by landlords, owners etc. Just talk to them and it should be ready within a day or two.

Go to Pattaya, Bangkok bank on soi bukhao. Queue up for the young guy he can do it. You will get a debit card + passbook. Costs about 7500 baht with "mandatory" insurance. Bangkok has no options at the moment as far as i know.
