If you do work inside your house, unless you plan to rat on yourself... who knows? Also it's not just qualified English teachers, but always some type of highly skilled work, which there is a shortage of thais, but again that's for a work permit. If you here on retirement or many other forms of visa, it's not possible. You either here claiming retirement or working, there's no hybrid models.

Praying for early implementation of the eta system and this question posted multiple times a day, just goes away. Only to be replaced by why was my eta denied, at least will be a change.

If this is your 2nd attempt, she's already had time enough to consult an attorney. From what I recall in thai law there's a right to cancel and at most going to loose her deposit which itself is not legal but happens. At that point she's needing a lawyer to tell landlord they're in violation of the law. Really one can pretty much walk in an attorney office and for a fee get help, so not really buying the she doesn't have time thing. Thai legal can sign up online and request a callback.

Dtv one way travel is ok as it's a long term visa. 60 day visa exemp is where the issue comes up

don't even understand the question. if you coming visa exempt you have no stamp for the immigration officer to even look at, and they give you the stamp assuming they allow you in. if you have a tourist visa, you already have the stamp in your passport.

wise does not have that limit. that limit is only for instant transfers, over that can take a few days but certainly those go through. one can lookup this on their website.

"most are all at the same price" it's not the agents that set the price, it's the owners of the condo setting prices. they're not going to list with one agent cheaper than another. if that's where you want try to determine how many vacant condos are and then attempt to have an honest conversation with an agent you like. different rooms in same complex might have some better improvements vs the average there, or better view, higher floor, etc, etc
