They will not contact every applicants' employer. Maybe random checks are done, but the embassy will not have the time or staff to verify in full each application.

MT visa? You mean the DTV - Muay Thai option (Softpower)? It is ok to submit a lease. You can still be asked to show proof of income even though unemployed depending on where you apply.
