Jonathan Pressburger You sound confused. You need the 400k to get a NON O, to open the bank account, and you also need the 400k for an extension of stay.

Stewart Earnshaw Don't worry about it bud. Some people seem to think that everyone who married a Thai woman will get divorced. I bought a house and out it in my wife's name. If we ever split, it is all hers. At the end of the day, no paperwork will give you any ownership to land in Thailand. It will always be the Thais land.

Patrick Puddle Look up the UK, Thai DTA section on government pension. Tax is payable only in the UK. Other pensions are different. Also depends how much you remit to Thailand in a calendar year (search for allowable remittance levels) as a tax resident of Thailand.

The UK Pension, alone, is generally NOT assessable income in Thailand. So you should be fine.

Marvin Bemand That is completely incorrect. Only those staying over 180 days a year, that have ASSESSABLE income, need to lodge a tax return. The rest do not.

Landlord can register your relative or get the Landlords documents and register yourself, as you are the Housemaster, if permitted.

Usually, more than just a contract is required for a TM30 these days. The Owners ID and often a copy of the house book as well.
