TM 30. Pattaya. Just went. Exemption 30 day extension. I have a lease. 1600 fine. They offered a small flyer to give to the Landlord so he could pay it and i could extend later. But I needed it today so I paid it myself. They give you a receipt which you can give to the condo / guesthouse / Landlord if you were looking to get it back. They were fining OR handing out the flyer for a fine to everyone. It's a jungle out there.

TLDR : Answer Summary
The conversation discusses the recent experience of obtaining a 30-day extension in Pattaya, specifically related to the TM30 regulation. The individual faced a 1600 baht fine due to non-compliance, and paid it directly to receive a receipt for potential reimbursement from the landlord. Various comments highlight concerns about the enforcement of TM30 by landlords, the process of submitting it online, and warnings about potential fines for expats if proper procedures are not followed.

is there any new links or info on average Landlords being able to submit the TM30 online..? or is it only registered businesses. I know you sent a link before. It doesn't work. I am trying to find out if my Landlord can register.

anyone can sign up for that online TM.30 program even landlords of just one property. I know a friend who had his wife sign up for it and he lives in a house he built on her property.

It's not limited to just hotels or guesthouses.

Last time I did a 30 day extension on a tourist visa at Promenada, the woman collecting the application forms, 1900 baht and photo asked me about my address; "Do you live in a house or condo?" When I responded "house", she wrote HOUSE in large capitals next to my address and circled it. I imagine they were hoping to fine an unsuspecting tourist for not having a TM30

I think it's only a matter of time until Bangkok jumps on the bandwagon and starts enforcing the TM.30 forms for extensions etc.

They've had big placards in place next to the door of the 90 day reporting room for quite a while now.

Unfortunately they're in thai (which is strange seeing as thais don't go to the immigration office all that much).
