I agree about learning local manners, and learning Thai. I don’t agree that anyone should be wai’ing immigration officers at the airport. Thais don’t wai immigration staff, neither should you 👍

the 90 report is a requirement, but if you forget, and will have no interaction with immigration before your next flight out, you can save 2k and just not report. Once you exit it’s forgotten and resets the clock.

Nothing will happen. Airport IOs don’t check your 90 report status.

it’s not overstay. Where was your buddy fined for a late report? I’m guessing it wasn’t at an airport?

It doesn’t have to be Muay Thai, there are other ‘soft power’ options.

The point is you won’t get the DTV based on your rental income, without a company and employment contract etc etc.

As you’ve been advised applying for the DTV via the soft power route is the option for you.

Thailand also has a ‘golden visa’ equivalent: Google Thailand privilege visa. Good luck
