Hi all, have a non visa related question and would really appreciate any advice. Pardon the long post.

I’m currently living in a rental house which has about 1 month left on the lease. A pipe recently burst while no one was home and basically flooded the entire interior. I called the agent immediately upon getting home and finding out about it and she sent a plumber to fix the burst pipe and cleaners to clean up the mess. I was told by the agent on that day that the landlord had been informed and was going to be responsible for all damages and cleaning incurred.

However the agent is now telling me that the landlord has completely changed her tone after speaking to her lawyer and has gone back on everything she had said. Not only is she not going to repair or clean up the mess, she is insisting we are to be responsible for everything. The landlord has sent us a letter through the agent demanding we repair all damages, clean up the property and to pay for it all. She has also mentioned that we do not have the option to move out prematurely because of this incident and if we do so, it would be considered breaking the terms of the lease and our entire deposit would be forfeited. According to the landlord, we are fully responsible due to our “failure to properly attend to and prevent the situation in a timely manner”.

To put the icing on the cake the landlord has also threatened to involve the police and to take legal action if we do not comply. She claims our passports will be confiscated by the authorities and we will not be allowed to leave the country until the matter has been settled. According to her, this is the law.

I am a foreigner who is retired here in Thailand and I’m honestly quite taken aback by her response. Could anyone here please offer some advice on my next step? Am I truly at fault for this? What should I do next?

I am getting ready to retire to Thailand early next year to live with my long term Thai partner in Phetchabun. We will be living in a house currently owned by her brother and will buy this house in her name as soon as I sell my house in the UK. I will be in Bangkok on holiday shortly and am looking for recommendations for someone there that my partner and I can go and talk to get advice on various issues. They must be able to talk Thai and English for us both to understand what we need to do.

She wants her home in Issan renovated. Basically rebuilt. I put the cost to at least 1.000.000 baht + . What is the best way forward in covering myself legaly with the Thai authorities. I would indirectly be paying men’s wages to carry out the works. Along with sourcing all materials and paying for these.

I must admit that the most disturbing thread I recently read on here, relates to the ban on a farang doing any form of work (other than English teaching with a work permit). I have no intention to work for income, or labour in my future wife's rice fields. It is however central to my physical and mental wellbeing to be able to do little bits of maintenance in and around our home, and some gardening. The gist of the comments concluded that I can only do that at the risk of deportation.

Is there a resource anyone can recommend to get more clarity? Something substantial...the Immigration office itself, or a solicitor?

And no... it is not my thing to sit on a couch and drink beer. Enjoy that for yourself, but that does not fit in with the way I wish to live my retired life with my wife.

Any help is greatly appreciated!

I have sooooo many questions on not only visa advice, but also legal matters from importing some of my personal furniture to importing one or two of my cars also. Then comes all the legal matters of starting a business there and what types I can do. Then housing has many questions too regarding how the land lease is handled legally, or is condo better or potentially pay the big bucks to own the land outright as a foreigner. I have learned a lot of basics in this group, but have many more questions that I need cleared up before deciding to move there.

Where should I go to get my specifics answered? Thai embassy? Thai immigration or immigration lawyer? Is there somewhere I can get correct advice in my country (US)? I want to make sure i know everything i can before selling everything including my biz only to find out i can only twiddle my thumbs and drink beer once I move there. Haha.

Thanks for any advice. Have tried Thai gov websites for answers, but the fine print seems to be missing.
