Do I need a special type of visa to rent a condo in Bangkok and travel between the US and Bangkok? Plan would be to rent a place there and stay in BKK for 2-3 weeks every other month or so and when not there be back in the US.

I’m arriving Sept 10 on my DTV. I plan on staying 6 months and will be looking for a condo to rent. I have 2 Airbnb’s set up for my first week while I look for permanent condo. My question is I know I have to do a 90 day report and I keep hearing about a Tm30 do I need to get this from the 2 Airbnb’s or do I wait until I get my permanent place?
Hey everyone, I’m about to rent a condo in Bangkok and wanted to check what’s standard practice here.
The agent told me: • I need to pay first month’s rent + security deposit (2 months) before the landlord will sign the lease. I paid the first month rent online to hold down my apartment • She said the landlord typically only signs once all money is received. • Alternatively, she suggested I could bring cash on move-in day, pay her directly, and then get the signed contract + keys together.
Back in London, I’m used to signing first, then paying, so I just want to make sure this is normal in Bangkok and that I’m not putting myself at risk.
Questions: 1. Is it standard here for the landlord to hold back their signature until the tenant has paid everything? 2. If I pay the agent (not the landlord directly), what’s the safest way to make sure I’m protected — e.g., should I insist on a written receipt right away? 3. On move-in day, should I expect to walk away with both keys and a fully signed lease?
Would really appreciate insights from anyone who has rented long-term in Bangkok recently. 🙏
I came back to my condo in Bangkok in June (I’ve been renting it for the year), but I just realized I forgot to have the owners file a TM30 for my return. They’ve submitted my previous TM30s, but I think it’s well past the window for them to file it now.
We’re moving out on September 1st, and I was wondering if staying at a hotel for a night to get a fresh TM30 for my next 90-day report would work or if that’s not an option.
I’ve already done two 90-day reports at this address, the first in person and the second online. Since I left and re-entered Thailand, do I need to go in person again for the next one, or can I still do it online?
