What should I do if my Non-O retirement visa extension was rejected due to missing condo deed?

I went to Chaeng Watthana to extend my Non-O for retirement last week, but was rejected because I didn't have a copy of the title/deed to the condo I'm renting.

The owner of the condo believes that a registered TM-30 is sufficient and does not want to provide a copy of the title / deed.

I'm at a loss for what to do.

Any insight or suggestions?

Thanks.

Someone sounds skint. Don't worry, they won't check unless you try to extend in country

Only if you apply for an extension in country.

I don't think they do once the visa has been issued

Normally everything should be fine. But I read once about a guy who got stopped by the IO and directed to an interview room. He was on DTV for remote work.

They wanted that he proves his income and wanted to see pay-slips or invoices to his customers. He can’t provide it and got sent back to his last location where he came from.

What I heard from different people is, that Thailand gets more strict with DTV visa applications regarding fulfillment of the requirements.

Perhaps they as well check now actual DTV visa holders more in detail?

thanks. Is there any other time they will recheck the bank balance during the 5 year visa period?

Anonymous participant the requirements are only for the application. once you have the visa, you are good to go for 5 years - unless you want to extend it from inside thailand. But to be on the safe side, you may want to keep the equivalent of 10k baht in cash whenever you go through immigration (they can ask for it if they get suspicious for any reason, although this is rarely enforced)
