I'm on the DTV and have a condo rented for 1 year. Does my landlord need to do a new TM30 each time I re-enter Thailand? Or, does the initial 1-year checkout period in the first TM30 suffice for that full duration? Thank you in advance!
Answer summary
When you re-enter Thailand on a DTV visa, it is generally required that your landlord files a new TM30 form each time, despite the previous submission covering an extended checkout period. Although some immigration offices may have different practices or interpretations of the rules—such as not requiring a new TM30 if you return to the same address within a certain time frame—most practical experiences indicate that a fresh TM30 is expected upon re-entry. Consequently, it is advisable to check with your local immigration office for their specific requirements.

Yeah generally any international travel needs a reissue of the TM30.
I've been living in the same condo for 2 years and my agent who works for the landlord sends me a new TM30 everytime I return, even if I return for only 1 day and need to fly out again the next day. I hope this helps 🙏🏽
Chiang Mai here. We file a new one every time we re-enter — I was doing exactly that yesterday, 17 August, after coming back from a trip abroad. Same address as before, and still a fresh TM30.
The published position is looser than our practice, and it's worth knowing both. The 2020 notification removed the old re-submission rule, so on paper a fresh TM30 generally isn't required if you return to the same address within the period stated on the existing one. Our office asks for one anyway, so that is what we do.
Two things that are the same everywhere. The duty to file sits with the owner or possessor of the property, or the hotel manager — not with you as the guest. And what matters on your side is holding the receipt of notification, because it is the first thing they ask for when you need anything else: an extension, a re-entry permit, a driving licence.
So I'd ask your own office rather than go by mine. Offices read this differently, and I only know what Chiang Mai does.
He is only required to register online once at the beginning. For each subsequent registration, he must go to the immigration office in person with his rental agreement, without registering online, hiring an agent, politely asking his landlord, or paying anything.
This is a question you need to ask your local immigration office. Some don't require a fresh TM30 if you're returning to the same address, most require a fresh TM30 every time you return from overseas, and some will want a fresh TM30 every time you return home after spending a night elsewhere
