Hey everyone, I’m about to rent a condo in Bangkok and wanted to check what’s standard practice here.

The agent told me: • I need to pay first month’s rent + security deposit (2 months) before the landlord will sign the lease. I paid the first month rent online to hold down my apartment • She said the landlord typically only signs once all money is received. • Alternatively, she suggested I could bring cash on move-in day, pay her directly, and then get the signed contract + keys together.

Back in London, I’m used to signing first, then paying, so I just want to make sure this is normal in Bangkok and that I’m not putting myself at risk.

Questions: 1. Is it standard here for the landlord to hold back their signature until the tenant has paid everything? 2. If I pay the agent (not the landlord directly), what’s the safest way to make sure I’m protected — e.g., should I insist on a written receipt right away? 3. On move-in day, should I expect to walk away with both keys and a fully signed lease?

Would really appreciate insights from anyone who has rented long-term in Bangkok recently. 🙏

Hello all, I made a huge mistake of overstaying and immigration police made me get a flight out of the country and essentially banned me for 6 months. My question is since I’m moving on this day, how do I use this information (and passport stamp) to get my security deposit back on my apartment?

Property rental

May I ask, under normal circumstances, when you rent a property for the first time, what is usually the initial outlay

For example,

Would you normally be expected to pay a security deposit/ bond

If so, is that usually the equivalent of 1 months rent

Would you normally be expected to pay for the first 2 months upfront?

I am just trying to get a rough estimate how much money we will initially need to ‘settle down’ once in Thailand

If you going to apply for a marriage visa in your home country Thai embassy how do you do this > “Security deposit of THB 400,000 in a Thai Bank Account for at least 2 months prior to the visa application” ?

Been looking at renting a house in Hua Hin. I understand the one month in advance and the one month rent. Can someone tell me what is the insurance charge for? Do I get my money back if I don’t use it?

For "Thai family" extension of temporary stay:

"a security deposit of 400,000 THB in Thai Bank Account for at least 2 months prior to the visa application..."

Is this any special kind of deposit or is it defined as having a checking or savings account with at least this sum during that period?
