I have a question that I don’t see mentioned here. For U.S. Expats who have a bank account count in Thailand where they deposit their 800,000 baht requirement to satisfy their year extension. Do they complete the FBAR each year? I think it is called FinCen form 14.

I write with regard to the twelve month extension Thai wife/ Thai family, and specifically the duration that you need to retain the ฿400,000 bank balance.

I understand that some offices insist that the money is retained until the month's 'under consideration' is over, and some offices don't.

Can you indicate Bangkok's policy.

My wife and I have a 2-year contract rental agreement that expires in April of 2027. We will probably try and find a house to rent after the current agreement expires. My question is there any benefit to my also having a Yellow House book under my wife's family's name other than the benefit of no longer needing a residence certificate. Would this help me to ease the work of getting an extension based on marriage for example. I'm wondering if this could be used as a permanent location if my wife and I choose to change our rental premises from time to time.

Hello,

For a visa exemption extension, I currently am registered on a TM30 at a condo I rented for 3 months in BKK.

Is it better to go in a hotel to make a TM30 for 1-2 nights and go get the 30 days extension at the immigration?

I am wondering if the TM30 being at a condo for months and not a hotel is seen as a red flag for immigration officers.

Hi I'm about to extend my extension of stay based on marriage for the 2nd year do I need to get 12 months bank statement or do I need to show 3 months bank statement after my 1st extension and 3 months be for i apply for my 2nd extension?

Today I entered my Visa DTV for the third time after the 180-day period expired. I flew to a neighboring country last night and returned this morning, right after changing the date to the next day. I completed the entry document without any problems and received a stamp for another 180 days. No questions or additional requests.

My Thai wife owns two houses approximately 600 kilometers apart in Thailand, and she now wants to sell the one we spends less time in. Our property agent advised her to change her registered address in her dark blue Thai house registration book (Tabian Ban) to the same address as the house she's selling to save significantly on sales tax (if it’s sold). However, both she and I are now registered as to live in the other house as in the house registration book and on TM30 address report.

My plan is to soon make an extension (60-days likely) based on that I entered Thailand on a Non O E-visa as married with January 29th as my last day on my current 90-day stay permit in my passport. Our current plan is to leave Thailand on like March 29th as to go back living in Sweden until October.

Questions.

If my wife wants to change address in her house registration book after I done my extension on the location that we are registered to live at currently. Do we then need to travel to the location of the house for sale and go to the local Immigration Office there as to make a new TM30 Address Report.

Can my wife change address as in her existing dark-blue Thai (Tabian Ban) House Book or do she need to get another as to get registered as she is living in the house as is to be sold?

Arrived December 7 - 2025 and leaving February 7 - 2026. In my calculation it a stay of 62 days. Someone else booked tickets on suggestion of my Thai girlfriend. Next time I will do myself because don't want to get in trouble 😊. I guess need to go immigration. Stay in Nonthaburi. Thanks for your help in advance. Hope there are normal answers because I ask a normal question.
