So I just got through with the retirement Visa process. After some misinformation, a long day and three Bank runs I finally got the stamp of approval, on the very last day of my immigration o Visa status. Things I learned:
-Bring a blue ink pen to immigration.
-Keep and organized all of the original stamped documents together.
- Do not need duplicate or triplicate of anything (as some there have said) for the retirement Visa, just one perfect copy is sufficient.
- Make sure you have your funds in the Thai bank for 2 months and all documents are two weeks fresh, before filing.
-Make sure you have enough time on your tourist visa to accomplish this, otherwise you will be filing for extension.
- Only need one TM 30 for the last/current residence staying at.
-Make sure there are no national holidays on the day you file. 😅
After that, need to file every 90 days.
Not clear on the status of the Visa if leaving the country though.

And would the extension start then or be stamped from day 31.. just working out my return flight details.. cheers
Just wanted to get an update for an Australian passport holder. For visa on arrival, is it correct that you now can get 30 days free on arrival? Also, if need be, can it be extended for another 30 days in the country? TIA!
Next Steps after Receiving NON "O" RETIREMENT visa 90 days
Can anyone point me to an immigration department pdf that has the next steps in terms of requirements and timing to go back to immigration to get the 12 month retirement visa please ?
Hi all! We are a UK family of 6 in Chiang Mai. We are staying 12 KMs outside of Chiang Mai city centre.
Our 45 day initial visa exempt period ends on 15th Dec. We intend to extend by another 30 days. Are there forms we can fill in ahead of arrival to the immigration office? If so, how can I get hold of them? Our Air BNB landlord has filled out the TM 30 forms and showed us proof of this so that’s done. If we arrived at the immigration office early (e.g. 12th Dec), would the 30 day extension start from 13th or would they extend from 16th as per our 45 day visa exempt period end date stamp in our passports?
I am back one month now visa non O. Have a rental house for 2 years and been away for 4 months. My question; do I need to ask my landlord for a new TM 30 ? Or only when I need one ? Thank you and have a great sunday :)
