Do i have to sign a long term home rental lease of 6 months or 1 year to qualify for my retirement visa? Siam legal said i need to sign long term to qualify. Someone else said i can get the visa with just staying in a hotel room? Any thoughts?

Hi guys,

So I have been in Thailand since 12th of June and my Visa runs out 10th of august (without extensions)

I have been in talks with some language schools here to start a language course as well as upgrade my tourist visa to the none immigrant E visa.

I have recently aquired a hotel for a Month (move in Saturday/tomorrow) and I believe I now need the TM30 form to kickstart my visa process with the language school.

Am I right in thinking as I have not stayed longer than a week at hotels since I arrived, I would not have received this TM30 form? It’s only now that I am staying in a Hotel/room for longer than a month I need this form? I just have not had or received a TM30 receipt since I got here in June

Hello everyone, I’m positing this on behalf of my partner. We are both on an ED visa based in Bangkok, on the 25th of June we stayed at DMK hotel for the night because it’s close to immigration. On the 26th we did our TM30 at immigration. Last week we both did our 90 days online, however mine got accepted and his got rejected? We have done 90 days online 3 times already now. So he plans to go to immigration next week to do his 90 days in person, can anyone tell me more or less what to expect? Any fines or any issues we should prepare for? Thanks for the help.

Disclaimer: we know hotels register you online when our stay there but we weren’t sure that there would be an issue because we were doing our TM30 the next day anyway? The reason for his 90 days being rejected was because he stayed at the hotel.

Coming in to BKK on an O-A. The friends I was going to stay with while looking for an apartment (in another province) have now backed out because they don’t need the hassle of dealing with immigration (even online). Therefore, I’ll be staying at a hotel instead of the address given to the embassy over here. Is the hotel filing a TM30 on me good enough, or do I need to head to immigration? Also, when I then leave the hotel for another hotel in the province where I’ll be staying, what then? Sorry if the answers should be obvious, but I’ve seen very little about the TM30 as it pertains to new arrivals..

I've got a hypothetical scenario. If I fly into Thailand, stay in a hotel (who does TM30 reporting) for one night and then go and stay in a private residence for several nights who won't do TM30 reporting, would I be likely to avoid trouble? Should I need to make an extension?

I'll be going for an exetnsion on my 60 day tourist visa next week in Bangkok. I'm staying in a condo at the moment, but would checking into a hotel be a better idea for a few nights to avoid any TM 30 issues? I ask because I assume hotels are reporting properly, where as condo owners likely are not. And if I do that, do I need to ask for anything from the hotel as proof of my stay before heading down for the extension?
