Who Is Responsible for TM30 Registration, the Tenant or the Owner?

Hi. I would have questions regarding TM30.

I have downloaded the section 38 app.

It asks for registration. Is it me or the owner of the apartment has to register and enter their details?

Ive been in the immigration office today in Phuket near patong beach. They said it is not my responsibility and i should not register but the owner of the apartment.

I am Still confused if I ask the owner to register me how can I make sure they actually have done it or not? Will I find out when i go to the office to ask for extension or something and they won't be helpful and on top of that they would issue me a penalty? Or that penalty would be issued to the owner?

Or if I do registration on behalf of the owner and with his details obviously he would be aware of everything. So if I do it and log in then can I monitor if i was properly reported by the hotel as well i stayed in previously? I mean is there a history or something?

There is a big article in the populair section TM 30 address registrations, please read that and all your questions are answered. The law state that a foreigner needs to be registered 24 hours after arriving at an address. Who ever showed you the condo, who ever is going to rent it, paint it, clean it, is cooking meals, who did make the decision of renting it, who is paying the rent is all not relevant.

I also wanted to add that this apartment is owned by a person and her relative is the one who actually showed us the place and made the contract with us. Better said the contract is made with my girlfriend and I stay with her.

My name is not mentioned in the contract. Should it be?

The contract has the owner, the relative(witness) and my girfriend's signature.

My landlord registered for the app. If filing a TM30 ever becomes burdensome for her then I will suggest she give me the login and password and i will do it myself. So far she wants to do it and I don't travel very much.

You need the documents from the owner to register. Who actually will push the buttons to do this does not matter. What matter is that it is for the owner, but if he is willing to hand out the log in and password to everybody it is his choice. With log in and password you can register anybody.
