What should I do if my landlord refuses to submit the TM30 form for my visa extension in Thailand?

I finished my dtv and aprroved, but now need to sign the 90 days. I'm in a difficult situation - I recently moved from Chiang Mai to a new apartment in Lat Phrao, Bangkok, but the landlord refuses to provide his ID. Because of that, I can’t submit the TM30 form and update my address. My visa extension appointment is in the next few days - I urgently need a solution. If anyone has advice or has dealt with something similar - I’d really appreciate your help.

When I moved in - I asked the staff (on behalf of the landlord) to help me with the TM30 - she said she’d check because she wasn’t familiar with it - but never got back to me - ten days later - while I was already living there - she told me they refuse to do the TM30 - even though I offered a two-month deposit - a work permit - and full guarantees - for some unclear reason - they just don’t want to provide the TM30 form - but I urgently need it to renew my visa by May 6 - the receptionist at the residence actually wants to help me and issue the TM30 - but her boss, the owner of the place, refuses to cooperate - she told me she even has family working in immigration and she’ll consult with them to see how she can assist me - most importantly - according to the law, the landlord is required to report the TM30 within 24 hours - and he didn’t do it.

A friend had the same problem in Hua Hun with a house he rents. It turned out the owner wasn't Thai and the house shouldn't be rented out, hence him not doing the TM 30. Good luck 👍

You need a copy of the TM30 your landlord filed when you arrived at his property.

It is always the responsability of the landlord to make the TM30, not you.

That also means you have no need to get his ID, so he is right to deny you getting his ID

I take all the details I can, lease on the apartment and phone number of the landlord & explain the problem, possibly want to avoid paying tax on income. Certainly at Jomtien the officer phone the owner and resolve the problem, ask for their assistance you maybe lucky.

I was in the same situation in Hua Hin. I went to Immigration before the 90 days report and told them that the landlord does not want to provide the TM30. Immigration called him and in 30 min I received my TM30.

I would suggest to spend a night in a hotel and see if you can get the TM30. I used to work for hotels here and most are doing it automatically as the checks are frequent and fines are important.

My last 2 rentals registering the TM30 was on my list of requirements for the agent. Eqch tome in Pattaya and Chiang Mai they have done this. In CM it needs to be completed again after travel. I fly back in today from Vietnam. The agent asked me yesterday to tell her when I am back and she will update the TM30.

Landlord will pay the fine. One day at Immigration office I saw a Thai woman crying and begging for mercy because she was heard to pay the penalty for not reporting TM30. If you explain that landlord refused to do that, you will be exempted.

This. You don't do the tm30 at all.

you provide your details to the landlord which i presume you have done and they file for you.

Anonymous participant 144 unfortunately, there are landlords out there that will not do the TM30. My landlord is one of them. Every time I leave the country and return I have to go do it myself. They won’t give me permission to do it online, with their information. I have to go to immigration myself and file it. It’s a huge PITA.

Well legally they do. But it's the same story as for the foreigners not filling the 90 days when they should. It goes always both ways in Thailand with the advantage to Thais when needed.

face fines 😂. Now that’s funny. My landlord never files the TM30 for me. It’s on me as I have to use immigration for extensions. I wish they would get into trouble for not doing it.

Do a BORDER BOUNCE to get the DTV 180 day extension. It's simple and easy to do from Chiang Mai.

Use an experienced border run service company to take you out and back in the same day.

Just so you're clear..

You're not doing a visa run 😮 What you really are doing is called a "border bounce"

VISA RUN <- where you RUN to a thai consulate in another country and BUY a visa for thailand then come back

BORDER BOUNCE <- where you go to the border, stamp out of thailand, "BOUNCE" in and out of another country then stamp back into thailand to get a new entry stamp

Also just so you know, no matter how you get there, IF you go on your own to either the Chiang Khong/Huay Xai or the Chiang Saen/Special Economic Zone borders with Lao in Chiang Rai province you have to stay IN Lao 2 days. You have to show proof you're leaving thailand in 60 days when you stamp back in and they ask for proof of where you're staying

I'd say USE A SERVICE like Chiang Mai Visa Run to get you to the border, get you out and back the same day and bring you back to Chiang Mai..

You don't show proof you're leaving in 60 days, you don't show lodging and you don't have to stay out 2 nights, they get you out and right back in

Note that on reentry you will be stamped in for 180 days.

Be sure to tell the border bounce service company your passport nation and you have a DTV Visa.
