TLDR : Answer Summary
The post discusses an expat's situation where their landlord did not file the TM30 registration, essential for applying for a Non-O visa in Thailand. The conversation emphasizes the landlord's legal obligation to register tenants and suggests solutions like having the landlord file the TM30 online or providing necessary documents to the tenant. Upto 1600 baht fine In Pattaya

I had to go half’s with my landlord on it as he was “unaware”
Ma *******************
If your landlord won't do it in time to avoid the fine, just book a 1 night stay at a hotel for your tm30.

Your Landlord, unless he's been living in a cave for the last 10 years he was definitely aware of Tm30 registration, just couldn't be bothered or didnt do it for other reasons such as highlighting his own visa or tax status.

yes it’s up to them

When this has happened to me, long time ago in Jomtien, I had to pay the fine of 1600,- for the landlord to get the TM30 done. I cut it from the next rental payment. If I hadn't paid, I had to come back after my landlord did.

after all is said it comes back to you not owner

if it’s the first time the landlord has rented to a foreigner, he/she probably wouldn’t know. Some hotel staff haven’t even got a clue what a TM30 is, and they are in an industry where they SHOULD know everything about it.

@Mark ********
They should bend over backwards for us/ Because we pay them

@Mark ********
I agree if you are going to take part in something is up to the person to know all the legalities as I understand the law the land lord will have to deal with it

@John *******
we got caught the same, the landlord was fined for not sending in a TM30, we felt sorry for him as we were getting cheap rent so paid half the fine.
Brad *******
He was aware

Ask the landlord to do it today through the online system. Or give you a signed copy of their blue book and ID card so you can file for a TM30 before you apply for your visa.

I thought that at some Imm offices, the owner was required to attend in person for 1st tm30 at that property?
Nick ************
@Stephen *******
my landlady had to come with me three times but after that the IO was happy to speak to her on the phone.
Rok ********
@Stephen *******
the foreigner must attend 1st time 90 day reporting allowing them to do future ones online. TM 30 is a separate issue.
Stephen ********
@Rok *******
??. We are writing about tm30. So yes 90 day IS a separate issue

@Stephen *******
they are doing that today. My deadline for application is also today .
Brandon ************
@Stephen *******
I've never heard that before

I only know of one case with Chinese owner and tenant in Chiang mai. Tenant had all necessary docs but was refused and owner had to attend, for initial tm30 to be issued. Not sure if that is general at CM Imm.
