What should I do regarding TM-30 registration after renting a condo in Thailand?

Hi.

Arrived to Thailand 2 weeks ago on a regular 2 month visa, stayed for a week in BKK then rented a condo in CNX. Upon contract signature, we went down to the office in the condo, signed a paper off and he took some scans of my passport for he said, online reporting. Then there was another paper that was "up to me"? to bring to immigration. Iunderstood from the conversation only the online reporting was truly needed.

Do I need to sort anything else out? Always stayed at condotels or similar never had to go to immigration for any of those things, first time renting from a particular.

Each time a landlord rent a property to a foreigner needs to register it and immigration gives him a document called TM-30. This document you should keep it with your passport.

To my understanding is the landlord’s responsibility to register you and he can be fined for not doing so. When you stay at a hotel they also register you at the immigration office. Each time you go to another province and come back you suppose to go to immigration and report you are back. But most people do not know it and do not do it. I know few people who have been fine (about 1000 baht) for not having the TM30 when going to renew or extent visa. But normally they do not and specially for short term rent I guess is not that important.

WOW, that is one convoluted process. I hope someone down there has the spine to file a complaint with the immigration office so that someone can review the policy and possibly change it.

Tod...my friend and neighbour just spent 3 nights away in country (lives Phuket) Went to immigration on return and had to re- register completely. This time immigration refused his old registration documents and told him he had to get a power of attorney from the Landlord. Then they refused this saying the Landlord wasn't the property owner...and they wanted to see a power of attorney from the Owner to the Landlord (Brother and sister) Just going away for 3 days caused my friend 3 trips to immigration here...he is on retirement extension and has been at this address for 2 years. It's bloody pathetic!

Yes I agree with your logic. Although they did it at least 4 times in my case and never left the country. Now I live in Chiang Rai province and they say they do not need.

there is no way to really re-register you in the system unless you have a completely new arrival date to thailand and a new TM.6 arrival departure card :Owhich you can only get when you come IN to the country again.

Still, you do what you feel comfortable with.

Yes I know you are the expert on this. And is probably right that there is no need to register when traveling within Thailand. But since they asked me and I used to live very close I just did it. The funny thing is that they did registered me when they know I did not go out of the country, only spent the weekend on the nearby province. I guess is not easy to comply with law when the rules are a bit inconsistent... thanks for the advise.

I would totally ignore what immigrations said, Phuket and Chiang Mai are hard core about the TM.30 and even they don't require you to update it when you're traveling inside the country.

i asked the condo manager he said he did it online the same day no need to go immigration

that is what I thought too. But last time we went to immigration asked this and they said yes. They said each time to visit another province the hotel register you, and so your residence is changed to the new province. Then you have to registered back when you come back. I know is quite absurd but this is what they said. So for the last year we have been registering each time to come back from an inside Thailand vacation. And they actually do the registration. One time we were so tired and did not do it and it was no problem. I think they have the rule but few people do it so they are quite relaxed with it. I also realized different immigration offices have different interpretations of the same rules.

IF they did it online for you there is no print function to show it was received by immigrations.

The landlord can do a print screen though and at least give you the proof that they did file it.

you are not required to refile or update your TM.30 form when you travel INSIDE of thailand. you do it only when you arrive from overseas.

you are confusing a TM.6 arrival departure card you get from the airline when you fly in with the fact that you as a foreigner here have to file (or your land lord) has to file a TM.30 form within 24 hours of your taking up residence here. Hotels and guest houses do it online, private residences usually have you do it or the land lord does it for you.

Yes I think they are more strict for long term visas than tourist. And they started to apply this law less than 2 years ago.

Thanks Jesse. I never got the tm30 before, only the departure card and never had an issue. Maybe 8 different entries in the last 2 years and several different condos, hotels etc all over thailand. Never ever had an issue at immigration or extending my visa or 30 day stamps. Thanks man!
