I have a question regarding not visa, but renting a condo. From what I read and heard from other expats, it's responsibility of apartment owner to register us in immigration office. We were sure that the she did it, but when we asked, it turned out that she didn't.
Now she is trying to tell us that it is our responsibility to register ourselves. We try to convince her that she can have problems, not us, but it doesn't work. Do you know any Thai website where it is explained clearly so we can send her a link (her English is not perfect)? Or maybe we're wrong and this is our responsibility?
TLDR : Answer Summary
In Thailand, it is primarily the landlord's responsibility to register tenants with the immigration office using the TM 30 form within 24 hours of the tenant's arrival. However, it can vary depending on the local enforcement of this rule and the landlord's willingness to comply, leading to fines for tenants if registration is not completed. This situation often arises from landlords wanting to avoid tax obligations tied to rental income, which may affect their compliance with registration laws.
