Hi, I've just come back yesterday in to Thailand. I asked my agent if they or landlord would do the TM30, they said I should do it? I've messaged the landlord asking them to do it. But I haven't heard back. Any advice, I'm on my first 3 months retirement visa and don't want anything to go wrong in Jan for my 1 year extension- many thanks!

Well the landlord did the TM30, but used my middle name as my surname 😱🤦♀️ Thank you again for all the advice. I think I'll do a night in a hotel and then do it in person 🤷♀️
Well the landlord replied and told me to go to immigration- I've pushed back, if they don't do it I'll have to go. I'm pretty p*ssed off - not least as have torn acl & mcl in 1 knee and can barely walk! I paid 6 months up front to secure the villa which will be over end Feb - so may have to look to move.
The landlord is responsible to register you. If the landlord is not doing it or is presently not able to do it tell them they have to do it within 24 hrs of your arrival or they will be fined by immigration. In Chiang Mai the fine is 1600 baht. You could do it yourself but you need your passport, rental contract or lease, completed form and signed copies of both the housebook and ID of the landlord including the landlords phone number.
Take everything you have to immigration, they will be sympathetic, they are pjssed with the extra paperwork too (but they trouser any fine). Legally your landlord should file TM30, he has had enough time to get his act together! You need a lease and ID and all that goes with it.
Do you have a lease? Technically the property owner is obligated to complete the tm30 as a checks/balances process. I had a similar problem but in my case the property owner essentially was overwhelmed by it all. 🙄
If you have a lease, passport with visa and you complete a tm47, immigration might be able to help you.
