How is it possible to use home ownership to qualify for LTR visa when farangs cannot directly own land in Thailand? I am interested in pursuing an LTR visa, wealthy pensioner category, under terms which allow for $40k+ in passive income and $250k+ in Thai property investment. I wish to try to qualify by spending $250k+ on a freestanding house (not condo) to use as my primary residence (not for rental). The issue is how to purchase in my name in a way that qualifies for the LTR visa but still complies with laws against foreigners owning land. Do I need to find a leasehold property? How could it work for a freehold property? If I create a business to own the property, must I be a minority business owner (49% max)? If so, would I then have to spend $505k+ in the house to make my share worth $250k?

TM30.... I am a condo owner in Pattaya, I have done the TM30 at Jomtien immigration when i moved in last year.
Now I am travelling in Europe. I will be back in Pattaya in october, and will be living at the same address.
I have 2 TM30 questions:
1. Do I need to make a new one in the 24 hours following my arrival?
1. If I start an online registration the day of my arrival do i risk a fine if the TM30 is not approved in less than 24h? I can't do it now as I don't have the condo documents with me.
I really want to avoid a visit to jomtien immigration when i come back if possible. Thanks for your advices.
Re: the new TM30 website - To register as a condo owner, it requires filling in a space for Thai National ID No. It will not take my US passport number, but won't let you leave it blank, cannot complete registration. Any idea how to complete registration? Thanks for any advice!
Over the years I have seen and heard many horror stories from people purchasing property here in Thailand. Can anyone in this group share any positive experiences they have had with buying a home?
I understand the laws, I’m just curious about the people who are happy with their homes and have no regrets.
