Who is responsible for filing TM30 for foreign tenants in Phuket?

Hi folks. I’m asking this for a friend in Phuket. She is about to lease her house to a couple of South African young ladies who are in Phuket for teaching jobs. I said to my friend that she should make sure she completes TM30 within 24 hours of the girls moving in. She has been told (not by Immigration) that the tenants have to report their residency themselves and she as landlord doesn’t have to do TM30.

Has something changed in Phuket or is the advice she was given incorrect. My friend should do the TM30 or risk a fine.

Filing the TM30 requires documentation that only the landlord/owner would have. It’s not up to the tenants to file it…..but the tenants get fined if the landlord does that do it!

It’s best if they all go together to the IO if possible….and the tenants will both need to have a TM30 receipt for future extensions, etc…

The house owner is liable to report tm30 for all foreign tenants..

To inform your friend: The Thai Immigration law is with the text:

The landowner, house owner, land lord, house master or manager of hotel have to report a foreigner residing at the address within 24 hours.

I do not know who told your friend as house owner is not responsible, but obviously that person does not know the Thai law.
