I am renting a villa, month to month, and my landlord told me I have to notify him name and phone number of visitors. Is that really a Thai government requirement? Or just an over zealous landlord?

TLDR : Answer Summary
The legal obligation for landlords in Thailand to report foreign tenants includes notifying the authorities about any visitors staying overnight. This reporting typically requires passport numbers rather than phone numbers. If a landlord does not comply, it can lead to fines during visa extensions or renewals. Thus, the request for visitor information seems to stem from legal requirements rather than merely from an overzealous landlord.
All tenants,Thai or otherwise, must be registered.

The legal requirement is printed on the house registration card.

Yes. It is for the landlord to notify the immigration. Even if staying in a private house as a lodger you must also register foreigner.

Phone number, i don’t think so.
Foreigners are supposed to be reported by every place they spend the night. So technically that’s your responsibility. But unless it’s a long stay, or you’re hosting people as a business, I don’t think anybody really cares. But if you and your landlord were going to be complying with that rule, you would need passport numbers, not phone numbers.

Your lucky he is doing for you. Some dont and when you renew your visa they check your address and you could get a fine.

It is a legal requirement.
But usually if your not extending your visa then you'll probably get away with it.
If you go to extend your visa at the immigration office and you haven't been registered then you will pay a fine

Every condo building has it's own rules. I siggest you stick by it.
yeah William is right, it’s an overnight thing. Sounds like he’s trying to stop the ‘pool time’. For a while there were restrictions on pools being open to non residents but I that’s been lifted now.
no it's an overnight stay at a residence not a pool party. 555

Trust me the landlord would rather not have to do all this after it's a pain in the butt.

Technically the law requires landlords to report ANY foriegners staying at their residences. I've never actually heard of one doing it, maybe your landlord was fined last year during the tm-

I think that is correct. Probably passport number too.

Foreigners in Thailand have to have their location reported wherever they stay. Hotels do it automatically. It's the landlord's responsibility to report ALL foreigners.
