As i will be arriving on a Non O in December, i am using an agent in Pattaya to open a bank account. Requires Passport, visa, SIM registered in my name, and hotel booking. (Booked 5 days but said I only need 2-3)

Then return to my wifes village in Buriram and we have booked a homestay for 3 months as we are still looking for land to build s small house.

For the 12 months extension based on marriage, has anyone done something similar to this?

I guess for retirement wisas this kind of option is more common as foreigners cannot own a house but instead only have rental as an option?

Hi All,

I'm new to this group. Last month I visited Thailand for a week and loved to stay for longer. I'm planning to apply for DTV.

I started my company in my country 3 months ago but the operations are yet to start. It is an online business and currently products are under development.

Am I eligible to apply for DTV? Do they ask for monthly revenues?

or Is it better to apply under soft power category for now?

Hi all,

Bangkok Bank has closed my account.

I came to Thailand this year with a DTV visa and tried to open a bank account at several banks, but none accepted the DTV visa. Later, I bought a condo, and since the process required a bank account, I opened one at the seller’s bank, Bangkok Bank.

A couple of days ago, Bangkok Bank blocked my account. When I visited the branch, they gave me two options:

1. Convert my visa to a Non-Immigrant Visa to keep the account open, or

2. Close the account.

Since the Non-Immigrant Visa doesn’t offer the same advantages as the DTV, my account was closed. Now, I own a condo in Thailand but don’t know how to pay the electricity bill, and neither do they.

I have a business income (realestate comission) i can manage it online , do i need muya thai registration(thai softpower) ?

Will iam considered as freelancer because my business is online ? So no need for muya thai right?

Anyone has business income and did yall avoid muya Thai ?

My husband and I are moving from Phuket to Hua Hin just before Christmas, we are on DTV Visa, we have bought a house there (30 year lease on land), my question is how do we do our own TM30's, I heard there is link to do it, but cannot find it, really appreciate any help, thanks

Slightly off topic but a segment off requirements for a long term extension. I am UK based passport bank account etc. For transferring the required sums I have hit a brick wall with my bank. They do not send money to Thailand. I am looking for recommendations for a 3rd party way, any recommendations from people in the same situation would be very much appreciated

Immigration in Chiang Mai agreed to supply CoR (certificate of residency) yet not right away. They will send it by mail within 2-3 weeks time. WTF??. Does that sound like the expected response...? its needed for a Non Immigrant O for retirement visa. Bank will not open account without the CoR, so that makes the 800k deposited for 60 days before getting the one year extention very tight in terms of times. and maybe even impossible, concidering international money transfers take few days.

not sure I 'll make it.

any advice of how to get the CoR sooner?

Found a house near Hua Hin area that finally feels right — big space, rare 2 master bedrooms, perfect setup. Owner dropped rent from 45k to 35k/month with 1 month free, but only if we cover repainting, deep clean, small repairs, and all new furniture (looking like 100k+ upfront). If it were turnkey it’d probably go for 55–70k. We do plan to stay long term, but not sure if the landlord will be reliable since he’s pushing all work on us. Would you take it at 35k + repairs, or keep searching?
