If i was you I would go for the marriage its more paperwork, but less money tied up. Also rent for 6 months or so and take your time looking for land. Is your wifes hometown Buriam? Is she registered in the family home?
Why open an bank account in Pattaya if you will live somewhere else. You may need to go back to Pattaya if you need account changes or simlar. You dont need an agent.

this is thier policy if a savings account remains inactive (no transactions) for more than 1 year and the balance falls below 2,000 THB, the bank will charge a monthly maintenance fee of 50 THB. This fee is deducted monthly until the balance reaches zero. Once the balance hits zero, if there have been no transactions for another 365 days (1 year), the bank will automatically close the account.
