Went with a friend today renewing his retirement visa using the 65k per month transfer format at Jomtien. While he was in line to get his number i went in to watch the goings on purely for educational purposes. of the 9 applicants i could see, 5 were turned away for discrepancies, one was a bank book not dated today ( rookie mistake) 2 others were lacking house book or owners passport or id, another one his tm30 address didnt match his rental contract, another i couldnt determine but all of those denied seemed like easy fixes. Lots of scrutiny on rental contracts, house books etc. 4 applicants (including my friend, ) sailed right on through to success. so the wise transfer to bangkok bank in September 2025 went through kasikorn and on his statement was not coded as FTT. He had the kasikorn certificate for the problematic transfer code and it was cleared and accepted by the IO.

Hi to all,

I am going for my first marriage visa extension this week and in the Thai list of requirements to apply it says I need to take a witness which is not a relative, has Thai ID and house book.

Can anyone who has recently done this confirm?

Much appreciate any help

Non O Marriage Visa Extension & my wife’s Housebook

Hello everyone,

I was speaking to a friend today about going to apply for the first time a Non O marriage Visa Extension.

He told me that my wife’s house book needed to be updated and less than 2 months old additional to the Kor 2 Marriage certificate which I got last week.

Is it correct my Wife’s Housebook needs to be updated?

It was when the house was bought in January this year.

I was going to go to Thalang Amphur in Phuket in the morning with a power of attorney form to apply for it.

But my wife says you don’t update a house book unless you sell your house.

I hadn’t read about it either, but just want to make sure I have the correct information as this is my first time applying

Appreciate your feedback

Thanks in advance 🙏

Hi all, I'm planning to soon go for my first non o marriage extension at Jomtien immigration. It seems a complex process with a lot of documents.

Think I've got everything but wondering about house requirements, We have a copy of tabian baan for my wife, she is registered at the family home in another province. This seems the requirement listed on official sites.

Seen someone say they will need a copy of the house book for where we live too? (contact landlord?) another post i have seen saying they needed copies of rental agreement and landlords ID signed by landlord?

Anyway any advice about this appreciated. If anyone has done this extension recently and has tips or info please let me know thanks.

Just a quick question. Will immigration accept a photo copy of the house book where I will be staying to get a certificate of residency or will I need to bring the original?..Thanks in advance.

I returned to England last year for personal reasons and my wife at the time asked for a divorce which wasn't unreasonable since it seemed I might not be returning.

I have now returned and want to remarry my ex wife which I thought would be fairly simple but the local ampur is telling me I need to get about ten documents together some of which I have to get from the British consulate in Bangkok, have them translated into Thai and certified! These then have to go to the ministry of foreign affairs in Bangkok for approval?

I have maintained my Thai bank account and have held over 400000 BAHT in it for over 3 months.

I am only on a tourist visa at the moment but want to change this to a marriage visa if I can get over the hurdle of a marriage certificate first!

Any advice?

I still have my yellow house book and id card.
