for the initial visa yes, I used agoda and prepaid and then canceled during the 2 week quarantine at the time and found a condo to lease. On the extention in bkk they accepted lease only with no proof of payment.

I did the STV in 2021...it was fine... Yes a few extra and annoying requirements but it was fine. Most (all?) of the naysayers did not use the visa.

I ended up extending once, then left for personal reasons, and came back on a different visa.

IDP is not needed. Many people regularly convert US DL to Thai DL. I did it just a few months ago in Bangkok.

You probably misunderstood. The 60 days is for valid of entry, meaning you must enter from 60 days from the date of issue. When you enter you will get 90 days. If you do not enter within 60 days (dates are listed on the visa) the visa is void.

As far as how long it takes it will very based on the embassy and how busy they are. I did a STV last year in Taipei and it took 1 day, but that's probably not that common.

This has been true since Sept 2020. Everyone has been welcome with quarantine. Sandbox still available now for everyone vaccinated.

Results will vary.. But in bangkok I extend stv about 6 or 8 months ago. They accepted the lease agreement no problem.
