look Todd, Thailand is constantly changing procedures. This person is doing their best to comply! I’m married to a Thai, from the US. Think again if you don’t think rules here or anywhere can be confusing for anyone at any level! I would apologize if I were you, your arrogance is showing.

please mention the rest of the paperwork needed. A marriage visa and bank account. Require a lot more documents than mentioned here. I’ve even considered a joint account to deposit the 400k needed.

What is the reason why opening accounts has become so difficult?

Have you considered getting a reputable Real Estate agent, in the US? It maybe far easier and get a better price than selling yourself? Is the house vacant or do you need to sell off belongings? There are services for that also.

Not an easy task to do.

If you do go, and the house doesn’t sell in a reasonable time then what’s the alternative? If you can’t stay in the home, maybe even more time and expense. Or if there, hire a service to stage your place and sell including furnishings?

Question; I’m considering a marriage visa; my Thai husband and I are in the states and running into issues with green card. We may return to our home in Thailand. What was your success on obtaining a marriage visa? I’m an American citizen. He came here on a K-1 visa. We have followed everything to the letter.

at 30 day overstay. That will get you a three year ban, or possibly ten.

yes and 800,000baht in their bank, if you can open an account. That’s iffy today. Plus it needs to age for three months before applying for retirement visa.
