What are the options for leaving Thailand on a Non O visa based on marriage and how does the re-entry permit work?

I'm on a non O visa based on marriage to a Thai national. At some point towards the end of this year I have to leave Thailand to go back to my home country to sell my house. I was thinking to get my 90 day renewal and then leave Thailand. My "marriage " visa was just renewed. I'll need to get a multi entry visa but how long does that give me to be out of Thailand so that I can simply come back here after I've sold my house and carry on as normal. Cheers.

Likewise, after the re-entry permit, contact a property management company to sell the house & everything else is an overseas transaction.

Meanwhile, get an “in n out” burger & some proper Mexican food.

Have you considered getting a reputable Real Estate agent, in the US? It maybe far easier and get a better price than selling yourself? Is the house vacant or do you need to sell off belongings? There are services for that also.

Not an easy task to do.

If you do go, and the house doesn’t sell in a reasonable time then what’s the alternative? If you can’t stay in the home, maybe even more time and expense. Or if there, hire a service to stage your place and sell including furnishings?

Question; I’m considering a marriage visa; my Thai husband and I are in the states and running into issues with green card. We may return to our home in Thailand. What was your success on obtaining a marriage visa? I’m an American citizen. He came here on a K-1 visa. We have followed everything to the letter.

My friend married a Thai man and she tells me the visa is very easy to get, in fact a great deal easier than a man marrying a Thai national as I believe there is no requirement to have 400,000 baht deposited into an account. Immigration here will tell you of the requirements needed. I jumped through a few hoops but got it relatively easy enough. You'd be better to post a question on here direct though.

Suggest you stay and get 12 month extension first, then reentry permit. House could go quickly or take 6 months. No sense adding additional stress.

I agree, I dread going back, my fantastic tenants are leaving and I know that I won't get anyone of their calibre again. There are so many horror stories out their so I decided to sell. I want a stress free life here........don't we all? 😂😂

Will 90 days be long enough for you to complete everything? I was thinking you would be better getting the 12 month extension (and re-entry permit) before going to the USA, then you have plenty of time.

I'm really not sure how long things will take unfortunately. I'm working on worse case scenario and thinking may be 6 months. It's a trauma selling up, especially in autumn and winter. So I thought it best to ask for advice and options on here. So I can get a 12 month extension and re entry permit?

yes, the 12 month extension is the next step, after you have the 90 day non O. You can get the re-entry permit anytime before you leave Thailand, but it would make sense to get it at the same time.

So just to be 100% clear, I could leave Thailand for say 6 months if I have a re entry permit and a 12 month extension on top of my non O visa based on marriage to a Thai national and not worry about 90 day reporting and I can waltz back in?

yes John. As long as you return to Thailand with enough time to extend your stay again, everything is good. Essentially you would need to come back in about 11 months time after leaving Thailand maximum. The 90 day report is 90 days in Thailand, so the clock stops when leaving Thailand and starts at 1 again on the day you return.

Don’t ask for a multi-entry visa because that’s the wrong thing and sets you back to starting all over.

You need a re-entry permit, as stated by Stuart.

Once you have the re-entry permit you can stay out of Thailand up until the date of your permitted to stay date. There is no time limit other than that.

No it’s the stamp date in your passport. If you’ve just renewed it will be sometime next year.

The 90 day report date is irrelevant. If you leave before then you don’t need to report.
